Development Analyst

About the Role
Elmington Capital Group is seeking a Development Analyst to support the development and acquisition of multifamily and affordable housing communities across the United States. Elmington has developed more than 15,000 multifamily units and continues to be a leader in affordable housing and multifamily development, with a focus on creating high-quality communities and executing complex, institutional-quality transactions.

This role focuses on the front end of the development and acquisition process, including market research, site selection, underwriting, strategy, and due diligence through closing and groundbreaking.

The Development Analyst will work directly with senior leadership and gain exposure to deal structuring, public finance, and broader real estate development strategy from day one. This is a hands-on role with real responsibility and visibility across the full development process.

Responsibilities

Market Research and Site Selection

  • Conduct market research to identify new development and acquisition opportunities
  • Pursue land acquisition opportunities through research and owner and broker outreach
  • Use GIS mapping and public data sources to identify potential development sites
  • Research affordable housing funding programs, public policy, and jurisdictional incentives that support development strategy

Financial Analysis and Underwriting

  • Build and maintain financial models for LIHTC and mixed-finance developments
  • Analyze project feasibility by performing real estate financial analysis, including pro formas, IRR, valuation, and discounted cash flow analysis
  • Evaluate debt, equity, subsidy, and public financing structures, including sources and uses, debt sizing, and tax credit calculations
  • Prepare underwriting materials for lenders, investors, and internal investment committee review

Development Execution

  • Support tax credit, bond, and other public funding applications
  • Coordinate with lenders, investors, partners, consultants, agencies, and legal teams
  • Assist with due diligence, deal structuring, and execution through closing

Process Improvement

  • Use AI and technology tools to improve research, underwriting, and workflow efficiency
  • Help improve internal templates, systems, and development processes

Qualifications

  • Bachelor’s degree in Finance, Real Estate, Economics, Business, Urban Planning, or related field
  • Strong Excel and financial analysis skills
  • Strong research skills and attention to detail
  • Interest in real estate development
  • Interest in affordable housing finance, including LIHTC, HUD, and tax-exempt bonds
  • Clear communication skills and ability to work across teams
  • Ability to manage multiple priorities in a fast-paced environment

Strong entry-level candidates with exceptional aptitude and work ethic are encouraged to apply.
