About the Role
Planes Companies (GWS) is seeking an experienced Facility Manager to oversee the safe, efficient, and compliant operation of a client campus in Romeoville, IL. This is a highly visible, customer‑facing role responsible for day‑to‑day facility operations, vendor management, maintenance programs, and special projects. The Facility Manager serves as a trusted partner to internal stakeholders, ensuring a positive workplace experience while maintaining building functionality and safety.

Key Responsibilities

  • Act as the primary on‑site point of contact for facility operations and escalations
  • Oversee building systems including HVAC, electrical, plumbing, water, gas, generators, and compressed air
  • Conduct regular facility walkthroughs to identify maintenance issues and ensure safety compliance
  • Manage work orders, maintenance requests, and service delivery through internal systems
  • Coordinate and supervise vendors and contractors to ensure work is completed safely, on time, and within scope
  • Negotiate service contracts and monitor vendor performance
  • Lead facility maintenance projects, renovations, and improvements
  • Develop scopes of work, budgets, schedules, and project documentation
  • Ensure compliance with OSHA standards, safety regulations, emergency procedures, and local codes
  • Coordinate emergency response and incident management when required
  • Support workplace services such as housekeeping, space planning, office moves, and employee experience initiatives
  • Travel locally to nearby facilities, including Bolingbrook, as needed

Qualifications and Experience

  • 7 or more years of progressive commercial facilities management experience
  • 7 or more years of hands‑on experience in construction trades or building systems
  • Strong working knowledge of HVAC, plumbing, electrical, and mechanical systems
  • Experience managing vendors, budgets, maintenance programs, and facility projects
  • Ability to read and interpret blueprints, technical drawings, and construction documents
  • Strong communication, organization, and customer service skills
  • Proven ability to manage multiple priorities independently
  • Bachelor’s degree in Facility Management, Construction, Engineering, Business, or a related field preferred
  • Valid driver’s license with ability to travel locally

Physical and Work Environment Requirements

  • Ability to walk large facilities throughout the workday
  • Ability to lift up to 75 pounds unassisted
  • Comfort working in industrial environments with varying temperatures, noise levels, and outdoor conditions
  • Occasional hands‑on physical work as needed
  • Availability for occasional nights or weekends based on business needs
