Your Team:
The Office of Asset and Property Management (APM) leads the agency's effort to protect the City's investment in affordable housing and ensure that properties remain stable and affordable over the long-term. APM actively monitors the performance and regulatory compliance of projects sponsored, supervised, and owned by the city, and connects people to affordable housing opportunities.
APM includes the Divisions of Asset Management, Property Management & Client Services, Housing Supervision, Housing Opportunities & Program Services, and Co-op Readiness & Technical Services.
The Asset Resolution and Portfolio Analysis (ARPA) team within APM, plays a critical role in preserving the long-
term affordability and financial health of HPD's loan portfolio. This unit monitors mortgage performance, develops
financial workout strategies, and coordinates with internal and external stakeholders to protect the City's housing
investments.
Your Impact:
As a Summer Intern, you will play an active role in supporting mortgage extension efforts for affordable housing
developments. You will gain hands-on experience with tools used in real estate finance and public policy, and directly
contribute to the preservation of long-term affordability across New York City.
Interns will also learn how to perform financial analysis for a building to assess its current financial health and use
projections to help determine future financial stability, a key step in ensuring buildings remain viable and affordable
for years to come.
Your Responsibilities:
- Research and retrieve documents such as recorded mortgages, regulatory agreements, and deeds using the Automated
City Register Information System (ACRIS)
- Verify property information, including Borough-Block-Lot (BBL) numbers, for accuracy
- Assist in conducting financial analyses of buildings, including reviewing operating budgets, analyzing rental income
versus expenses, and projecting future financial scenarios
- Contact building owners or their representatives to request documents or secure written consent for mortgage
extensions
- Compile and organize project documentation and digital records
- Assist with preparing internal memos, summaries, and outreach materials
- Participate in team meetings and strategy sessions related to portfolio health and loan workout planning
- Perform additional administrative and analytical tasks as needed
Preferred skills:
- Enrolled in undergraduate coursework
- Strong organizational skills and attention to detail
- Experience with Excel, and Microsoft Office
- Clear verbal and written communication skills
- Ability to work independently and collaboratively

Qualifications

As of June of the Program year the prospective intern must be a student matriculated in a college or be a recent college graduate (winter/spring term of the Program year).
NOTE: Appointment to this title is only valid for the duration of the Program, June - August each year.
