Position Summary:

The Chief Operating Officer leads and integrates all operational functions of a build-to-rent (BTR) development and operating platform. Reporting directly to the Chief Executive Officer, the COO oversees development, construction, leasing, property operations, asset management, and customer experience – driving growth, efficiency, and portfolio performance across the company.

Primary Duties and Responsibilities:

  • Lead day-to-day, process-driven operations across pre-development, construction, and project stabilization.
  • Oversee land development, vertical construction, and community stabilization.
  • Establish operational policies, procedures, and performance metrics.
  • Monitor project schedules, budgets, and operational performance.
  • Manage relationships with contractors, consultants, and key vendors.
  • Implement scalable operating systems and technology platforms.
  • Drive operational excellence, cost control, quality, and customer satisfaction.
  • Establish and track KPIs across development, construction, leasing velocity, occupancy, retention, NOI, and overall portfolio performance.
  • Lead risk management and compliance initiatives.
  • Present operational results and strategic recommendations to leadership, investors, and lenders.
  • Quarterly Board material preparation

Qualifications/Skills and Knowledge Requirements:

  • Bachelor’s degree required; advanced degree preferred.
  • 10+ years of leadership experience in homebuilding, multifamily, build-to-rent, or real estate development.
  • Proven track record managing large-scale development and operating platforms.
  • Collaborative leader who builds strong relationships—teamwork is essential to scaling the business.
  • Strong command of land development, construction, leasing, property operations, and asset management.
  • Strong financial and analytical skills.
  • Excellent leadership, communication, and organizational abilities.
