SUMMARY:

We are a growing property management company seeking an experienced, hands-on Property Manager to oversee a portfolio of multi-family and commercial properties. This is a high-visibility role for a self-directed professional who thrives in a fast-paced environment, enjoys working across property types, and takes pride in operational excellence.

You will partner with executive leadership, on-site teams, vendors, and tenants to drive occupancy, protect asset value, and deliver a consistent, high-quality experience across the portfolio. If you enjoy variety, autonomy, and the chance to make a measurable impact, we’d love to hear from you.

DUTIES & RESPONSIBILITIES:

Operations

  • Take full ownership of day-to-day operations and reporting for assigned multi-family and commercial properties.
  • Establish and monitor property performance goals — occupancy, leasing and closing ratios, delinquency, and NOI.
  • Prepare and manage annual property budgets; partner with staff accountants and bookkeepers on monthly financial reporting.
  • Prepare and distribute monthly property reports.
  • Conduct regular property inspections to ensure lease compliance, maintenance quality, and safety standards.

Leasing & Marketing

  • Attract prospective tenants through advertising, property tours, referrals, and market outreach.
  • Show available multi-family units and commercial spaces; qualify prospects, present the property professionally, and use consultative feature/benefit selling.
  • Set competitive rental rates, negotiate lease terms, and execute lease agreements in accordance with company procedures.
  • Interview applicants; review and approve applications, financial credit, and lease history.

Tenant & Resident Relations

  • Answer incoming calls professionally, whether the caller is a prospect, current tenant, internal team member, or vendor.
  • Log service requests accurately, route to maintenance for prompt resolution, and follow up with tenants to confirm satisfaction.
  • Communicate regularly with tenants and residents to address needs, resolve issues, and build long-term relationships.
  • Ensure full compliance with California fair housing and landlord-tenant law.

Financial Administration

  • Report all rents, deposits, and application fees on a daily basis.
  • Issue notices as appropriate — late payment, returned check memos, and eviction notices — in accordance with company policy and California law.
  • Minimize delinquency through consistent, respectful follow-up: phone calls, formal notices, and personal visits.
  • Audit lease paperwork and addendums; ensure resident ledgers, bank deposits, and property financial reports are error-free.
  • Terminate leases and initiate eviction proceedings when necessary.

Property Presentation & Maintenance

  • Ensure the leasing office, model units, common areas, and vacant units/spaces are clean, welcoming, and lease-ready.
  • Walk the property regularly; pick up litter and report any service needs to the maintenance team.
  • Contract with vendors, supervise repairs and maintenance work, and confirm quality of completion.

Records & Reporting

  • Maintain accurate resident and tenant records in accordance with company policy.
  • Update daily reports covering notices to vacate, vacancy, and property activity.
  • Organize and file all leases, applications, and applicable reports with the appropriate parties.

Team Leadership

  • Provide oversight of on-site staff; coach for accountability, service standards, and professional development.
  • Recruit, onboard, and retain team members in partnership with executive leadership.
  • Delegate effectively, set clear expectations, and monitor delegated work through completion.

QUALIFICATIONS:

  • Minimum 3 years of property management experience with exposure to both multi-family and commercial portfolios.
  • High school diploma or GED required; college coursework or degree preferred.
  • Strong understanding of property financials — ability to read, analyze, and interpret financial reports, budgets, and legal documents.
  • Excellent written and verbal communication skills; professional presentation with tenants, vendors, and internal stakeholders.
  • Proficiency in Microsoft Word and Excel; experience with property management software (Yardi, ResMan, AppFolio, or OneSite) preferred.
  • Analytical mindset with strong problem-solving skills and business acumen.
  • Ability to work independently, manage multiple priorities, and thrive in a fast-paced, changing environment.

REQUIREMENTS:

  • Active California Real Estate License
  • Bilingual: English/Spanish
  • Reliable personal transportation and a clean driving record
