Job Title: Landman / Title Abstractor
Flowers Title Companies
Position Summary
Flowers Title Companies is looking for a versatile Landman/Title Abstractor to join our title operations team. This hybrid role combines traditional landman research with title abstracting work, supporting our Texas real estate title division and any oil, gas, and mineral interests that intersect with our property records. The ideal candidate is comfortable in Texas courthouses and county clerk records, equally sharp on a computer running title plant software, and brings strong attention to detail to every chain of title they touch.
Location Requirement
Candidates must reside in Texas. This role requires regular access to Texas county courthouses and clerk's offices.
Key Responsibilities
  • Conduct thorough title searches and examinations of Texas public records (deed records, probate, tax records, liens, judgments, and plats) to determine ownership and encumbrances on real property
  • Abstract title for residential, commercial, and/or mineral interests, preparing accurate and complete title reports/runsheets in accordance with Texas title standards
  • Research and verify mineral, royalty, and leasehold interests; track ownership changes across chains of title
  • Identify and report defects, gaps, or encumbrances that may affect title insurability under Texas Department of Insurance (TDI) requirements
  • Maintain and update title plant records; ensure data accuracy across internal systems
  • Coordinate with Texas county clerks, courthouses, and other recording offices as needed (in person and remotely)
  • Communicate findings clearly to title examiners, attorneys, and closing staff
  • Stay current on Texas state and county recording requirements and Texas title standards

Qualifications
  • Must reside in Texas
  • Prior experience as a landman, title abstractor, or in a similar title/records research role required
  • Working knowledge of Texas real property law and Texas title insurance requirements; oil and gas title experience a strong plus
  • Familiarity with title plant software and Texas county recording systems
  • Excellent research, analytical, and organizational skills
  • High degree of accuracy and comfort working independently under deadlines
  • Reliable transportation for courthouse runs across Texas counties as needed

Preferred
  • Experience with both surface and mineral title work in Texas
  • Familiarity with Texas Land Title Association (TLTA) standards
