Our client, a legal services firm located in Ronkonkoma, NY, is looking for a Title Abstractor to join their team on-site. This role will be focused primarily on researching property records and titles to verify ownership history. Candidates ideally will have at least one year in a similar role.
Title Abstractor – Ronkonkoma, NY
The Title Abstractor plays an important role in the real estate, legal, and title insurance fields. This position is responsible for researching property records to verify ownership history and identify any issues that could affect a property's title.
Key Responsibilities
- Public Records Research: Examine county land records, tax assessor information, court filings, and other public databases to gather property-related information.
- Title Review: Analyze deeds, mortgages, liens, easements, judgments, and other legal documents to establish the property's chain of title and ownership history.
- Issue Identification: Detect title defects, legal claims, unpaid taxes, encumbrances, or other matters that may impact the transfer or ownership of a property.
- Report Preparation: Compile research findings into a comprehensive abstract of title or title report for use by attorneys, title companies, lenders, buyers, or underwriters.
Required Qualifications & Skills
- Exceptional Attention to Detail: Ability to accurately review historical legal records and identify inconsistencies or potential title concerns.
- Knowledge of Real Estate and Property Law: Familiarity with legal terminology, property ownership concepts, and real estate documentation.
- Technical Proficiency: Experience using land record databases, county recording systems, digital archives, and other title research resources, including microfilm when applicable.
