About the Role:
Step into a high-impact leadership role where you'll drive operational excellence across one of our client's most complex and dynamic workplace environments. As a CBRE Engineering Ops Manager, you will be embedded onsite at the client's headquarters in Sunnyvale, CA, supporting a 1.5 million-square-foot, multi-building campus featuring office space and critical business operations.
In this role, you'll partner with maintenance and engineering to ensure the reliability, efficiency, and performance of critical building systems and infrastructure. You will serve as a key partner to client leadership and operational stakeholders, helping to lead day-to-day facility operations, optimize maintenance programs, and drive continuous improvement initiatives across this highly sophisticated campus environment.
This position is part of the Engineering & Technical Services job function, responsible for maintaining building infrastructure and providing technical support that drives system uptime, occupant comfort, and operational excellence across the client's real estate portfolio.
What You'll Do:
  • Partner with the Engineering team to support campus building systems operations, including mechanical, electrical, plumbing, HVAC, and life safety systems, helping to ensure reliability, compliance, and uninterrupted service delivery.
  • Prepare and maintain engineering and operational reports, including work order analytics, KPI dashboards, compliance reporting, and strategic trend analysis to support data-driven decision-making and continuous improvement.
  • Monitor KPI performance and deliverables, ensuring timely and accurate reporting while leveraging CBRE and client data platforms to drive operational excellence and achieve performance objectives.
  • Partner with sustainability teams to support environmental initiatives, operational efficiency projects, energy reduction programs, and other sustainability-focused objectives across the portfolio.
  • Develop specifications, solicit bids, negotiate terms, and support vendor contract development.
  • Monitor, evaluate, and ensure vendor performance, verifying adherence to scope, SLAs, safety requirements, and client standards.
  • Identify, troubleshoot, and resolve operational issues related to building systems, escalating when needed and ensuring timely resolution.
  • Maintain and enforce engineering and maintenance standards, integrating client-specific requirements into the operating program.
  • Manage facility controls and asset management systems, ensuring accurate data, proper operation, and maintenance documentation.
  • Develop, manage, and support annual operating budgets, including forecasting, expense tracking, financial reporting, and cost management initiatives across the portfolio.
  • Provide 24/7 response to severe weather and other events impacting operations across the regional portfolio, including initial response, client communication, vendor coordination, and follow-up; delegate tasks when appropriate.
  • Drive continuous improvement initiatives, including system optimization, preventive maintenance enhancements, reliability programs, and operational best practices.
  • Support site assessments, peer reviews, audits, and compliance evaluations, documenting findings, tracking corrective actions, and ensuring adherence to applicable regulatory and client requirements.
  • Partner closely with clients to support reconfigurations, operational changes, and evolving space requirements across multiple office locations.
  • Collaborate cross-functionally with other CBRE teams (Workplace, Facilities, Project Management, Sustainability, Energy & Resources, etc.) to ensure seamless operational delivery.
  • Apply technical expertise in engineering systems to evaluate issues beyond standard procedures and recommend effective solutions.
  • Model CBRE RISE values (Respect, Integrity, Service, Excellence) in all interactions, driving positive relationships with clients, vendors, and internal partners.
What You'll Need:
  • Bachelor's degree in Engineering, Facilities Management, Construction Management, or a related field preferred. A combination of education and relevant experience may be considered in lieu of a degree.
  • 5+ years of experience in engineering operations, facilities management, or building systems within a commercial, corporate campus, or critical environment.
  • Strong working knowledge of building systems, including mechanical, electrical, plumbing (MEP), HVAC, and life safety systems.
  • Experience developing, managing, and forecasting operating and maintenance budgets for large facilities, campuses, or portfolios.
  • Experience preparing and analyzing engineering reports, work order metrics, KPI dashboards, compliance reports, and operational trends to support data-driven decision-making.
  • Demonstrated ability to effectively manage and support multiple sites and stakeholders in a geographically distributed portfolio.
  • Experience managing unionized engineering and maintenance teams; familiarity with Local 39 labor agreements and union workforce environments is preferred.
  • Membership in a relevant industry organization (e.g., ASHRAE, IFMA, BOMA, AFE) is preferred.
  • Strong ability to communicate sensitive or complex information, establish clear performance expectations, and resolve operational and personnel-related issues effectively.
  • Proven leadership skills with the ability to motivate teams, influence stakeholders, and drive operational excellence across multiple functions and locations.
  • Excellent client relationship management and customer service skills.
  • Advanced proficiency in Microsoft Office applications, including Excel, Word, Outlook, and PowerPoint.
  • Strong organizational, analytical, and problem-solving skills, with a proactive mindset and commitment to continuous improvement.

The minimum salary for the Engineering Operations Manager position is $145,000 annually and the maximum salary for the Engineering Operations Manager position is $155,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
