Maintenance Manager Maintenance Department Reports To:

As the Maintenance Manager, you'll be the leader of the Maintenance Team, ensuring the seamless operation and upkeep of the hotel property. You'll be the driving force behind a safe, functional and aesthetically pleasing environment for our guests and team. Responsibilities and Duties Team Leadership and Management:
o Supervise, train and schedule the maintenance team, ensuring efficient and effective work performance. o Foster a positive, collaborative, and motivated work environment.
o Conduct performance evaluations, provide feedback, and coach team members to improve performance.
o Delegate tasks and responsibilities effectively.
o Participate in Department Head Meetings providing departmental updates.
o Communicate effectively with your team addressing issues, and promoting teamwork.
o Manage day to day operations of the maintenance department following Club Quarters standards.
o Coordinate with other hotel departments to ensure seamless guest service.
o Recruit qualified staff for the maintenance department, maintaining agreed staffing levels. ` Safety and Compliance:
o Lead the Fire & Life Safety Program, Security Program and Energy Conservation Program.
o Ensure adherence to all local, state and federal safety regulations, including OSHA and building codes.
o Implement and maintain the building's comprehensive fire and life safety program, ensuring compliance with all applicable standards and codes.
o Serve as the primary point of contact for fire and life safety inspections and audits, addressing any issues promptly and implement necessary improvements.
o Conduct regular inspections and testing of the fire and life safety systems, documenting findings and any corrective actions.
o Coordinate and conduct fire drills and emergency evacuation procedures ensuring all team members are trained and prepared.
o Deliver safety training programs, focusing of health and safety preparedness.
o Maintain accurate records of all safety inspections, maintenance activities and training sessions.
o Stay up-to date on the latest fire and life safety codes and regulations, communicating and implementing changes as needed to ensure compliance.
o Ensure the safety and security of guests, staff, and the hotel property.
o Implement and enforce security procedures, ensuring compliance with Club Quarters standards.
o Respond to emergencies and handle incidents according to established protocols.
o Maintain a safe and organized work environment. Preventative Maintenance and Repairs: o Manage and supervise a preventative maintenance program for guest rooms and hotel premises.
o Direct and maintain a preventative maintenance program for all hotel systems and equipment - negotiating service agreements for equipment as required. `
o Conduct regular inspections, identify potential maintenance issues and execute timely resolution.
o Monitor guest feedback and implement service improvements. Guest Room and Building Maintenance:
o Ensure all guests receive prompt, professional, and courteous service.
o Respond promptly to guest maintenance requests and resolve issues effectively and efficiently.
o Perform and coordinate the maintenance and repair of furniture, fixtures and equipment. o Coordinate with all contractors and vendors, ensuring timely and on-budget completion. o Execute approved projects, monitor progress and provide regular updates to the Hotel Manager and other management.
o Maintain a high level of guest satisfaction scores and implement strategies for improvement. Budget Management: o Assist in development of the maintenance department budget.
o Manage and control the maintenance department expenses, including labor and supplies.
o Monitor the local utility market and make recommendations.
o Analyze monthly utilities to ensure equipment and building equipment is operating at maximum efficiency - identify areas for improvement and cost savings.
o Source appropriate vendors, negotiate pricing and rates, submit purchase orders and authorize maintenance department purchases.
o Audit tenant fire / life safety and maintenance programs on a monthly basis, following up on any issues with corrective action to meet Club Quarters standards. ` Emergency Response:
o Be available for on-call emergencies.
o Coordinate repairs and responses to emergency situations, i.e. floods, power outages, storms.
o Develop and maintain relationships with building engineers within the immediate vicinity. Performs other duties as assigned by the Hotel Manager. Qualifications Experience, Skills and Certifications:
o Minimum three years of experience in a supervisory or management capacity in a maintenance department of a hotel or similar.
o Strong knowledge of building systems, including HVAC, plumbing electrical and mechanical.
o Excellent communication and interpersonal skills.
o Strong leadership, management, and team-building skills.
o Exceptional problem-solving and decision-making skills.
o Strong organizational, time-management, and multitasking abilities.
o Proficiency in computer applications.
o Knowledge of safety regulations, building codes and industry best practices.
o Certifications related to HVAC, electrical, plumbing are preferred.
o Ability to train, coach and mentor employees.
o Thrives in a fast-paced, dynamic hands-on environment.
o Physical Requirements: Ability to lift and carry heavy objects. Ability to work in various positions, including and not limited to standing, bending and kneeling. Ability to work in confined spaces and at heights. Ability to work in varying temperatures.
