The Marketing Director is responsible for developing and executing integrated marketing strategies that drive qualified traffic, occupancy, and resident retention across the Midwest/East portfolio. This role blends brand strategy, digital performance marketing, and client partnership to deliver measurable results.

Working cross-functionally with clients, asset managers, operations teams, and vendors, the Marketing Director leverages data, creativity, and industry expertise to optimize marketing performance, enhance brand presence, and support business development initiatives.


Essential Position Functions


Strategy & Performance

  • Develop and execute comprehensive marketing strategies aligned with portfolio and asset goals
  • Analyze performance metrics (traffic, leads, leases, ROI) and optimize campaigns accordingly
  • Evaluate market conditions, competitive landscape, and positioning to inform recommendations
  • Conduct regular performance reviews and present insights to internal and external stakeholders
  • Support RFP responses, business development efforts, and new business presentations

Digital Marketing & Analytics

  • Oversee digital marketing channels including ILS, SEO, SEM, GEO, AIO, paid media, and websites
  • Audit and optimize websites, CRM systems, and marketing sources to ensure accuracy and performance
  • Leverage tools such as Google Analytics, Yardi, and CRM platforms to track and improve results
  • Ensure proper tracking, reporting, and attribution across all campaigns

Budgeting & ROI Management

  • Develop, manage, and optimize marketing budgets based on performance and asset needs
  • Monitor cost-per-lead, cost-per-lease, and overall ROI
  • Make data-driven financial decisions to maximize marketing effectiveness

Campaign Execution & Brand Management

  • Oversee development and execution of campaigns including digital, print, email, and events
  • Ensure brand consistency across all channels and assets
  • Partner on creative development including messaging, design, and visual identity
  • Manage marketing collateral, advertising placements, and vendor relationships

Portfolio & Client Partnership

  • Serve as primary marketing partner to clients, asset managers, and operations teams
  • Lead regular calls, site visits, and performance discussions
  • Identify challenges and proactively recommend solutions to improve asset performance
  • Support onboarding and transitions of new communities, ensuring marketing readiness
  • Create presentations and pitch for new business.

Operations & Process Management

  • Oversee marketing workflows, ticketing systems, and project timelines
  • Ensure timely execution of campaigns, updates, and requests
  • Continuously improve processes for efficiency and scalability

Training & Leadership

Provide guidance and training to onsite teams on marketing tools, platforms, and best practices

Promote adoption of new technologies and innovative marketing approaches

Contribute to team knowledge-sharing and continuous improvement initiatives

Education and Qualifications

  • BS or BA in Marketing preferred
  • 8+ years of applicable experience
  • Experience in the multifamily industry is requiredย 
  • Open travel around 30% of the time

  • Knowledge of Milhaus' services and processes is required which can be obtained through onsite training.
  • Knowledge (Intermediate to advanced) of various operating systems, software products (e.g. MS Office, etc.), is required.

  • Ability to read, analyze, and interpret financial reports, business, professional, and technical documents.
