Job Summary:
Under the general direction of the Director of Operations, the Elevator Program Manager is primarily tasked with managing the Campus Elevator Maintenance Program, including operations, budget, preventative maintenance and renewal coordination. The campus contains 160 elevators, 4 dumbwaiters, and 7 wheelchair lifts. The incumbent will oversee the contract and be the primary liaison with the elevator contract vendor OTIS. The incumbent is expected to oversee yearly maintenance, replacement of obsolete parts, after-hour callbacks, preventative maintenance as well as elevator renewal planning and scheduling. In the likely event of vandalism, misuse, building power failures/rain damage, the incumbent will coordinate repairs with vendors, inform appropriate campus officials and be the primary contact.
Department Overview:

Applies advanced concepts in serving as liaison with organization and external agencies regarding safety, access, maintenance, remodeling and construction activities of multiple building occupants / departments and / or buildings with complex needs such as research laboratories.
Works with internal and external agencies / contractors as needed in regards to existing contract terms or to solicit or negotiate contracts.
Serves as liaison with Campus, Medical Center and external agencies regarding safety, access, maintenance, remodel and construction activities as they pertain to elevators by independently monitoring and surveying running status of all elevators, dumbwaiters, and wheelchair lifts both on and off campus. Maintain a database of record on all elevators, scheduled maintenance, modernization and contract compliance.
Assist in other high profile contracts concerning Facilities Services - such as the CBRE Engineering Contract. Interface with the Director/Lead of the contract and assist/support where and when needed.

Coordinates with multiple units throughout the organization to provide a safe and secure facilities environment.
Ensure the safe, efficient and operational management of all Campus Elevators, coordinating maintenance, preventative maintenance and renewal/modernization with the approved UC Systemwide vendor OTIS. Incumbent directs the performance of field management and contractual service operations. The incumbent will work with the appropriate campus departments with regard to transporting research/specialized equipment and hazardous materials disposal.

Provides planning and coordination for construction and alteration of projects on a continuing basis.
Coordinates work crew activities to minimize disruption to building occupants - managing and maintaining communications and relationships to all key customers, including Campus leadership, Schools, UCSF Health, OTIS and other external agencies. The incumbent will troubleshoot customer complaints, solicit customer assessments and track/maintain improvement plans. Coordinates and leads campus shutdown procedures as it relates to elevators, after-hour emergency repairs

Qualifications
Required:

• Bachelor's degree in related area and/or 6-10 years of equivalent experience
• Advanced knowledge in the areas of building space planning, codes, capacity, security, fire safety, organization and departmental principles and procedures involved in risk assessment and evaluating risks as to likelihood and consequences.
• Advanced interpersonal and communication skills.
• Advanced skills in working collaboratively and influencing others.
• Advanced knowledge of architectural or engineering concepts.
• Advanced skill to multi-task and effectively prioritize large project work.
• Advanced skills to assess processes or services to make improvements and in project management.
• Knowledge of contract law, the California public contract code, and understanding of the University's business and finance bulletins and other relevant rules, guidelines, policies, procedures
• Must be able to coordinate and self-manage multiple projects while encountering multiple interruptions
• Project management experience, managing a range of small and large projects
• Knowledge of regulatory requirements, OSHA regulations and workplace staff/safety regulations

Preferred:

• Advanced knowledge and skill regarding specialized research needs in space planning and advanced skill to effectively translate needs to professional architects and engineers.
• Experience with UC and UCSF system-wide policies and procedures regarding financial, contractual, administrative, constructions design, environmental health & safety, fire safety, space utilization, facilities management procedures, rules and practices
• High degree of proficiency with a Computerized Maintenance Management System, preferably IBM Maximo
• Experience with People Soft, MyExpense, Bear Buy, MyAccess, HBS
• University and/or Medical Center experience; experience in a laboratory or research setting
