Location: Houston, TX 77007
Work Schedule: Onsite, Monday - Friday 7:00 AM to 4:00 PM w/rotating weekend duty coverage
Reports to: Territory Manage
What this job involves:
Responsible for the management and operation of the properties and staff as directed in accordance with the standards and procedures of JLL. Develop, Implement, Manage and maintain overall site services, performance, processes, and quality standards for services. Strive towards innovation of services offered, assist with lowering cost of delivery, and works with suppliers to integrate the service into operations while dramatically enhancing the facility experience.
What your day-to-day will look like:
  • Lead operations and maintenance of all facility electrical, mechanical, structural, and life safety systems; conduct site inspections to ensure quality service delivery and compliance with standards
  • Analyze data and trends to proactively address facility issues; utilize analytics to communicate solutions and support decision-making with senior management and stakeholders
  • Develop and implement startup plans and schedules for assigned projects; ensure PTPs, job plans, materials, and manufacturer documentation (OAT/FAT certificates, warranties) are completed
  • Manage vendor relationships by monitoring work requests, enforcing contract scope, improving service quality while reducing costs, and resolving service issues
  • Build and maintain positive client relationships through genuine service orientation, conflict resolution, and continuous monitoring of quality procedures and customer satisfaction
  • Ensure contract compliance management and quality control; maintain familiarity with applicable codes, specifications, federal and state regulations aligned with company policies
  • Prepare detailed operational budgets and regular/ad-hoc reports to support financial planning and performance tracking

Required Qualifications:
  • Bachelor's Degree in related field or equivalent combination of education and experience
  • Valid state driver's license required with ability to perform Vehicle Safety Inspections
  • Minimum 7+ years of relevant experience managing cleaning/custodial, landscaping, solid waste & recycling, and pest control programs with strong technical knowledge of building systems
  • Proven ability to multi-task, organize responsibilities effectively, and work independently as a self-motivated professional to achieve goals and objectives
  • Financial acumen to develop and manage budgets for projects and operations
  • Strong interface and communication skills across all organizational levels, client senior management, and vendor relationships
