What does a Disclosure Desk Manager do?

A Disclosure Desk Manager oversees the process of preparing, reviewing, and delivering required disclosures in mortgage or real estate transactions. They ensure compliance with federal and state regulations, such as the Truth in Lending Act (TILA) and the Real Estate Settlement Procedures Act (RESPA). The manager coordinates with loan officers, processors, and closing staff to guarantee all disclosures are accurate and sent to borrowers on time. Their role is crucial in maintaining transparency and avoiding legal or financial penalties for the organization.

What are the key skills and qualifications needed to thrive as a Disclosure Desk Manager, and why are they important?

To excel as a Disclosure Desk Manager, you need deep knowledge of mortgage disclosure regulations, compliance best practices, and strong analytical skills, typically backed by experience in mortgage operations or finance. Familiarity with loan origination systems (LOS), compliance software, and relevant certifications like Certified Regulatory Compliance Manager (CRCM) are often expected. Attention to detail, leadership, and effective communication enable you to manage teams and ensure timely, accurate disclosures. These skills are crucial for maintaining regulatory compliance, minimizing risk, and ensuring smooth loan processing within the mortgage industry.

What are some common challenges faced by a Disclosure Desk Manager and how can they be addressed?

Disclosure Desk Managers often navigate tight regulatory deadlines and must ensure accuracy in financial disclosures. One common challenge is coordinating with multiple departments to gather timely and precise information, which can be mitigated by establishing clear communication protocols and regular check-ins. Additionally, staying updated on evolving compliance requirements is critical and can be addressed through ongoing training and collaboration with legal and compliance teams. Effective use of disclosure management software also helps streamline workflows and reduce errors.

This is not a passive receptionist seat. It’s a front-desk sales role where your outreach, your membership closes, and your energy grow this location, and your pay grows with it.

A growing Midtown Atlanta medical spa is hiring a full-time Patient Care Coordinator to own the front desk, the phones, and the patient experience. You’ll be the first voice and last impression for every patient, working with providers, estheticians, and management, and you’ll be visible at local events and grassroots marketing initiatives.

    What You Will Do

    • Deliver polished, enthusiastic patient service at the front desk: patient flow, scheduling, confirmations, and opening and closing duties.
    • Complete 30-40 documented outbound calls each workday: new leads, missed appointments, inactive patients, and open consultations.
    • Present memberships, packages, promotions, and financing options; rebook patients before they leave; and ask eligible patients for honest reviews.
    • Keep accurate notes, dispositions, and follow-up tasks in the practice's booking and CRM platform.
    • Represent the practice at community events, ambassador initiatives, and local grassroots marketing activities.

    How Success Is Measured

    • Strong, consistent daily outbound activity with accurate notes and dispositions.
    • Consultations scheduled, memberships closed, and consistent rebooking and review requests.
    • Reliable attendance, punctuality, and professional communication with patients and teammates.

    Requirements

    Required

    • Naturally social and genuinely comfortable starting conversations with new people, on the phone and in person.
    • Sales-motivated, professional, and ethical, and comfortable working toward daily activity goals and monthly sales targets.
    • Dependable, punctual, and well presented, with strong telephone, customer-service, and conflict-resolution skills.
    • Willing to participate in scheduled community events and promotional outreach.
    • Able to reliably commute to Midtown Atlanta (approximately 30 minutes or less) with dependable transportation, including a minimum of two Saturdays per month.
    • Strong professional references.

    You Will Thrive Here If

    • You like being on the phone and want your closes to show up in your pay.
    • You would rather own the front of house than sit behind it.
    • You bring med spa, wellness, derm, or cosmetic-practice experience, membership sales (Orangetheory, Restore, StretchLab, F45, Massage Envy or similar), Zenoti, or local event and grassroots marketing experience.

    Benefits

    Compensation & Incentives

$22-$25 per hour base plus monthly performance incentives. Expected total compensation for a successful coordinator is approximately $52,000-$62,000 annually, depending on hours worked and performance.

    • Individual incentives for memberships you close and consultations you generate through outbound follow-up.
    • Team bonuses tied to the practice hitting its monthly revenue goals.
    • Individual incentives may be uncapped; bonus eligibility requires meeting attendance, outbound-activity, documentation, and customer-service standards. Full incentive structure is shared during the interview process.

Final interviews with the employer are expected to include practical exercises (a membership sales role-play, a mock outbound call to an inactive patient, an upset-patient service scenario, and a review-request demonstration), verification of references, employment history, and past sales or membership results.
