King Built Properties

Director of Marketing, Brand & Growth -

Location: Springfield, Missouri; hybrid or remote arrangements considered for exceptional candidates

THE MISSION

Build a distinctive brand, create campaigns people cannot ignore, and generate qualified customers, investors, partners, tenants, and opportunities for a growing regional construction and development company.

Position Overview

King Built Properties is seeking an exceptional Director of Marketing, Brand & Growth to build and lead the marketing operation for our growing construction and real estate development organization. We are looking for much more than a traditional social media manager.

The successful candidate will be a creative strategist, brand builder, content creator, campaign leader, and results-oriented marketer. This is a hands-on leadership role for someone who can develop the strategy, personally create strong work, direct specialized talent, launch campaigns, analyze results, and continually improve performance.

What You Will Market
  • Custom homes, residential communities, and single-family rental products
  • Townhome, apartment, and mixed-use developments
  • Commercial projects and future company divisions
  • Investment opportunities and development partnerships
  • Landowner, business-development, and recruiting campaigns
  • Company leadership, project stories, and regional expansion

Primary Objectives

  • Build a distinctive and recognizable company brand.
  • Create exceptional campaigns for individual projects and company divisions.
  • Increase regional, national, and potentially international visibility.
  • Generate qualified leads for homes, apartments, developments, investments, and business relationships.
  • Create content that people genuinely want to watch, share, and follow.
  • Develop systems that can scale as the company enters new markets.
  • Measure marketing performance and continually improve business results.
Brand Strategy and Campaign Development
  • Establish company positioning, messaging, brand voice, and visual direction.
  • Name and position new developments, communities, products, and company initiatives.
  • Develop project-specific brand identities and complete launch campaigns.
  • Create pre-launch, launch, sales, leasing, investor, landowner, and recruiting campaigns.
  • Coordinate messaging across websites, social media, email, paid advertising, signage, presentations, and public relations.
  • Create audience-specific messaging, offers, campaign concepts, and calls to action.
  • Differentiate the company from traditional builders and developers.
Social Media and Content Creation
  • Develop platform-specific strategies for Instagram, Facebook, LinkedIn, YouTube, TikTok, and emerging platforms.
  • Create annual, quarterly, and monthly content plans and recognizable content series.
  • Personally create or direct video, photography, graphics, advertisements, captions, scripts, and campaign materials.
  • Produce construction updates, project tours, founder-led content, interviews, educational content, and development stories.
  • Create reels, short-form videos, long-form videos, advertisements, and presentation-quality content.
  • Transform architectural renderings, plans, and active construction into compelling campaigns.
  • Repurpose major content into multiple formats and maintain an organized content library.
Paid Media, Websites, and Lead Generation
  • Plan and manage paid campaigns across Meta, Google, YouTube, LinkedIn, and other appropriate channels.
  • Establish campaign objectives, budgets, audiences, creative strategies, and conversion tracking.
  • Develop retargeting, lead-generation, and automated follow-up campaigns.
  • Create landing-page strategies and coordinate project websites and customer journeys.
  • Oversee email campaigns, segmented audiences, newsletters, and CRM nurturing sequences.
  • Track cost per lead, conversion rates, customer-acquisition costs, and lead quality.
  • Connect marketing activity to sales, leasing, investor, recruiting, and business-development outcomes.
Analytics and Performance
  • Establish meaningful key performance indicators for each campaign.
  • Track qualified leads, conversions, website activity, paid-media efficiency, and audience quality.
  • Build clear monthly reports showing spend, results, lessons, and recommended next steps.
  • Use testing and data to improve headlines, creative, targeting, offers, landing pages, and follow-up.
  • Distinguish meaningful business results from vanity metrics.
AI, Technology, and Innovation
  • Use artificial intelligence tools to improve research, ideation, production speed, testing, and campaign efficiency.
  • Explore responsible uses of AI-generated imagery, video, copy, voice, automation, and personalization.
  • Identify new platforms and creative approaches before they become standard in the industry.
  • Maintain strong quality control so AI-assisted work remains distinctive and aligned with the company brand.
Team and Vendor Leadership

The director will initially remain hands-on while coordinating specialized resources when needed, including photographers, videographers, graphic designers, website developers, copywriters, paid-media specialists, public relations consultants, content creators, and agencies.

  • Create clear briefs, budgets, deadlines, and quality standards.
  • Select and manage outside specialists and ensure they create measurable value.
  • Build an effective network of creative and marketing resources.
  • Eventually recruit and lead an internal marketing team.
Required Qualifications

  • Demonstrated ability to create or direct high-quality advertisements and visual content.
  • Experience managing paid digital advertising and interpreting performance data.
  • Experience with video planning, production, editing, or creative direction.
  • Strong project-management, organization, communication, and deadline-management skills.
  • Ability to work directly with ownership and move quickly without sacrificing quality.
  • Portfolio and case studies demonstrating personally completed work and measurable results.
Preferred Background

Construction and real estate experience are helpful but are not required. Exceptional candidates from other industries are encouraged to apply.

  • Luxury real estate, hospitality, resorts, destination entertainment, architecture, automotive, outdoor lifestyle, tourism, technology, consumer brands, creative agencies, or direct-to-consumer companies.

  • Experience managing significant paid-media budgets or building a marketing department.
  • Strong familiarity with Adobe Creative Cloud, Canva, CapCut, Premiere Pro, After Effects, Meta Ads Manager, Google Ads, analytics, CRM, email automation, and website platforms.
Local, Hybrid, and Remote Work

King Built Properties prefers a candidate who can regularly interact with active projects and company leadership in Southwest Missouri. Remote candidates must be able to direct local content production, maintain reliable availability, manage cloud-based systems, and travel periodically for project launches and concentrated content-production periods.

First 90 Days
  • Audit the company's brands, audiences, assets, websites, social media, and current marketing.
  • Clarify positioning, target audiences, lead-generation priorities, and measurable goals.
  • Establish consistent visual and messaging standards.
  • Create a master content calendar and campaign roadmap.
  • Launch an improved social media system and at least one flagship campaign.
  • Organize existing project photographs, video, renderings, plans, and development materials.
  • Establish baseline reporting for websites, advertising, content, and lead generation.
  • Present a 12-month plan for expanding the company's brand and marketing capabilities.
Growth Opportunity
  • Potential advancement to Vice President of Marketing, Vice President of Brand and Growth, Chief Marketing Officer, or Chief Brand Officer.
  • Opportunity to build and manage an internal team of content creators, designers, videographers, media buyers, and communications professionals.
  • Direct influence over multiple brands, developments, campaigns, and regional expansion.

Compensation and Benefits

  • $95,000-$140,000 annual salary based on experience, portfolio quality, leadership capability, and demonstrated results.
  • Potential performance-based compensation tied to qualified leads, campaign performance, successful launches, and company growth.
  • Relocation Assistance Provided
  • Employer-sponsored health insurance benefit.
  • Company-provided computer and necessary software.
  • Dedicated office and workspace for local or hybrid employees.
  • Remote-work flexibility for highly qualified candidates.
  • Access to active projects, leadership, and a meaningful content-production and marketing budget.
  • Significant opportunity to build the marketing department of a growing regional company.
How to Apply

Please submit a current resume, marketing and creative portfolio, and three to five relevant campaign case studies. Include examples of social media content, advertisements, video, written content, and paid campaign performance when available.
