Position Overview

DO & CO is seeking a highly strategic and execution-focused Senior Director, Project Management to lead large-scale capital projects, facility buildouts, and infrastructure initiatives across our expanding operations. This role will oversee end-to-end project delivery including site selection support, construction management, vendor negotiations, budgeting, stakeholder alignment, and operational readiness.

The ideal candidate brings extensive experience managing complex projects within construction, real estate, hospitality, food production, aviation catering, manufacturing, or related industries. This leader must thrive in fast-paced, high-growth environments and possess exceptional cross-functional leadership skills.

Key Responsibilities

Project & Construction Management

  • Lead full lifecycle project management for facility buildouts, renovations, expansions, and operational infrastructure projects across multiple markets.
  • Oversee timelines, budgets, resources, risk mitigation, and execution strategies to ensure successful project delivery.
  • Coordinate with architects, engineers, contractors, consultants, landlords, and internal stakeholders throughout all project phases.
  • Ensure projects are completed on time, within budget, and in compliance with operational, safety, and regulatory standards.
  • Conduct regular site visits and oversee construction progress, punch lists, and final turnover.

Real Estate & Vendor Negotiation

  • Partner with executive leadership on site selection, lease negotiations, and real estate evaluations.
  • Lead negotiations with contractors, vendors, suppliers, and service providers to optimize project costs and deliverables.
  • Manage RFP processes, contract reviews, bid comparisons, and vendor performance.
  • Develop and maintain strong relationships across the construction and commercial real estate industries.

Strategic Planning & Operational Integration

  • Align facility development projects with operational growth strategies and business objectives.
  • Collaborate closely with Operations, Culinary, Finance, Procurement, HR, Facilities, and Executive Leadership teams.
  • Build scalable project management processes, reporting structures, and governance standards.
  • Identify opportunities for operational efficiencies, cost savings, and continuous improvement.

Financial & Executive Reporting

  • Develop and manage capital expenditure budgets and financial forecasting.
  • Provide regular executive-level project updates, dashboards, and risk assessments.
  • Track KPIs related to construction progress, budget adherence, vendor performance, and project ROI.

Qualifications

  • Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate, Business, or related field preferred.
  • 10+ years of progressive project management experience overseeing large-scale facility or infrastructure projects.
  • Strong experience managing facility buildouts, commercial construction projects, and multi-site expansions.
  • Proven success negotiating contracts, vendor agreements, and construction-related partnerships.
  • Experience working within aviation, large-scale catering, manufacturing, food production, logistics, or similarly complex operational environments strongly preferred.
  • Deep understanding of construction processes, permitting, budgeting, scheduling, and project controls.
  • Exceptional leadership, communication, and stakeholder management skills.
  • Ability to manage multiple concurrent projects in a fast-paced global environment.
  • Proficiency with project management software and reporting tools.

Preferred Qualifications

  • PMP certification preferred.
  • Experience supporting national or international expansion initiatives.
  • Familiarity with union environments and airport/aviation operations is a plus
