JOB SUMMARY:
The Director Land Development provides strategic and operational leadership for the planning, design, andexecution of large-scale master-planned communities and development projects across the Division. This roleis responsible for overseeing all aspects of land development, from entitlement and engineering throughconstruction and turnover, while ensuring alignment with business objectives, budgetary targets, andregulatory compliance. Theis role leads a high-performing team, drives cross-functional collaboration, andserves as one of the points of contact for the Division with municipalities, utility providers, and developmentpartners.
PRIMARY RESPONSIBILITIES

• Lead the strategic planning and execution of land development activities across multiple master-plannedcommunities and large-scale projects, ensuring alignment with Division growth and operational goal.
• Oversee all phases of land development, including entitlement, engineering, permitting, horizontalconstruction, and amenities ensuring projects are delivered on time, within budget, and to qualitystandards.
• Direct and mentor a team of development managers, engineers, and field staff, fostering a culture ofaccountability, innovation, and continuous improvement.
• Establish and manage development budgets, schedules, and forecasting models, ensuring financialdiscipline and proactive risk mitigation across all projects.
• Serve as the primary liaison with regulatory agencies, municipalities, and utility providers, advocating forproject approvals, resolving permitting issues, and ensuring compliance with all local, state, and federalrequirements.
• Lead contractor and consultant selection, negotiation, and performance management, includingoversight of bid processes, value engineering, and contract execution.
• Collaborate cross-functionally with Land Acquisition, Planning& Entitlements, Construction, Sales, andFinance teams to ensure seamless project handoffs and alignment with broader business strategies.
• Review and approve engineering designs, site plans, plats, and utility layouts to ensure consistency withmaster plans, entitlements, and operational requirements.
• Represent the company in public forums, community meetings, and industry events, building strongrelationships with stakeholders and enhancing the company's reputation in the market.
• Lead HOA strategy and governance activities for assigned communities, ensuring alignment with long term operational and community goals.
• Perform other duties as assigned.

• Manages a large team typically comprised of managers and/or supervisors and experiencedprofessionals.
• Typically has hiring, firing, promotion and reward authority within own area, in accordance with managerreview and approval.
  

Knowledge & Experience:

• Requires broad management and leadership knowledge to lead project or program teams in onedepartment/area.
• Typically has advanced knowledge and skills within a specific technical or professional discipline withbroad understanding of other areas within the department.
• Typically requires a University degree or equivalent experience and minimum 6-8 years prior relevantexperience.
  

Required Skills

• Basic fundamental knowledge of fundamental civil, geotechnical engineering and surveying
• Land development/homebuilding construction experience
• Manage political process and interface with governmental entities
• Communication, public speaking and leadership skills
• Multi-tasking a requirement
  

Required Licensing, Registration and/or Certifications

• Valid Driver's License because driving is an essential function of this position.
