Maintenance Director

Resorts of Augsburg – Skilled Nursing Facility
Baltimore County, Maryland

Resorts of Augsburg, a skilled nursing and rehabilitation facility, is seeking an experienced Maintenance Director to lead all physical plant operations. This is a hands-on leadership role critical to ensuring life safety compliance, resident safety, and regulatory readiness in accordance with CMS, Maryland Department of Health (MDH), and NFPA requirements.

Position Summary

The Maintenance Director is responsible for the daily operation, preventive maintenance, and regulatory compliance of the facility’s physical environment. This role requires strong technical knowledge, leadership ability, and direct involvement in maintenance activities within a healthcare setting.

Key Responsibilities
  • Oversee and perform hands-on maintenance of building systems including HVAC, electrical, plumbing, fire/life safety systems, and medical gas (if applicable).

  • Ensure full compliance with CMS, MDH, NFPA 101 (Life Safety Code), NFPA 99, OSHA, and local fire marshal requirements.

  • Manage and document preventive maintenance programs, inspections, and logs (life safety, generators, fire suppression, egress, doors, emergency lighting, etc.).

  • Coordinate and oversee required testing and inspections, including:

    • Fire alarm and fire suppression systems

    • Emergency generators

    • Sprinkler systems

    • Kitchen hood suppression systems

  • Conduct routine environmental rounds and correct deficiencies promptly.

  • Respond to and manage maintenance emergencies on and off hours as required.

  • Supervise maintenance staff and outside contractors/vendors.

  • Maintain inventory, purchase supplies, and manage departmental budget responsibly.

  • Collaborate with administration, nursing, and infection control to ensure a safe and therapeutic environment.

  • Prepare for, participate in, and respond to state and federal surveys, including timely Plan of Correction implementation.

Required Qualifications
  • Minimum 3–5 years of maintenance leadership experience in a healthcare setting (Skilled Nursing Facility experience strongly preferred).

  • Demonstrated knowledge of SNF regulations and Life Safety Code compliance.

  • Strong hands-on technical skills across building systems.

  • Excellent documentation and organizational skills.

  • Ability to lead, train, and hold staff accountable.

  • Must be able to pass background check and meet all Maryland healthcare employment requirements.

Physical Requirements
  • Ability to lift up to 50 lbs.

  • Ability to stand, walk, climb ladders, and perform physical repairs as needed.
