Job description

Summary


As a member of leading BRIDGEโ€™s real estate development activity, the Associate Director of Development is responsible on a day-to-day basis for maintaining BRIDGEโ€™s high level of quality in all aspects of the real estate development process in accordance with BRIDGE Housing standards, working to maintain a positive morale in the company, and providing training for staff as assigned. Reporting to Senior Vice President of Development, this Associate Director will lead Washington developments from predevelopment through construction and lease up and collaborate with other BRIDGE departments.


Responsibilities


General

  • Participate in project related meetings as necessary, including strategizing and negotiating sessions, design and construction meetings, etc.
  • Prepare predevelopment and construction budgets, small contracts for review and signature by SVP, prepare funding applications, proforma, supervise A&E team in design consistent with BRIDGE specs and in collaboration with the SVP and the VP of Construction. Review legal documents, work with outside counsel and BRIDGE Chief Counsel as needed.
  • During construction, prepare monthly reports, manage budgets and schedule, supervise project Construction Managers and GC team
  • If assigned, supervise Project Manager(s) and Project Administrator
  • Leading projects, participating in RFP(s) as assigned
  • Work with fellow team leaders and SVP to assist in training and professional development of development staff
  • Work with SVP to identify potential development opportunities, RFPs
  • Awareness of market trends, design and construction innovations
  • Ability to analyze information, summarize, and brief SVP and other senior and executive staff
  • Experience in participating in and leading community meetings regarding new project

Reporting/Administrative Responsibilities

  • Ensure that project budgeting and cash flow management on a project level basis is coordinated with the other areas of the company and is managed according to plan and in a timely manner for reporting purposes
  • Anticipate and prepare reports and project requests for the Board of Director development committee, in collaboration with the SVP, present such to the internal project committee.
  • Provide regular and as-needed updates to SVP on progress of projects, including any upcoming issues

Planning Responsibilities

  • Project design, entitlements, permits and entitlements, financing and construction
  • Investigate new sources of funding and other research related activities that would be beneficial to BRIDGEโ€™s development activities
  • Proven experience in successfully planning and executing a complex affordable housing development from concept through completion

Further Responsibilities

  • Ensure seamless coordination with other company departments on a project-by-project basis
  • Experience in successfully working with local and state agencies related to funding and permits / entitlements to get results and build and maintain relationships
  • Understand BRIDGE mission and protocols and be able to exhibit such internally and in external relationships


Qualifications


  • Degree in related areas; comprehensive experience in lieu
  • Current hands-on experience in the development of affordable housing projects, including use of typical financing sources such as low-income housing tax credits, tax exempt bonds, Commerce, city and County departments, ARCH. AHP and HUD
  • High level of technical knowledge and hands-on experience with the development of affordable housing, affordable housing finance and real estate transactions
  • Past personal involvement in reviewing and negotiating legal documents in collaboration with outside project counsel and BRIDGE Chief Counsel
  • Excellent communication and interpersonal skills
  • Experience supervising and collaborating with professional staff
  • Valid WA driverโ€™s license
  • Graduate degree preferred
