Beztak is looking to hire a Director of Maintenance to join our team. This position is responsible for supervising their maintenance and housekeeping teams to ensure the property, grounds, and equipment are safe, orderly, and visibly appealing.
ESSENTIAL FUNCTIONS:
  • Oversees the coordination of building space allocation and layout, communication services, and facility expansion
  • Plans budgets and schedules facility modifications, including cost estimates
  • Inspects construction and installation progress.
  • Motivate and hold accountable a team to provide excellent customer service and high-quality repairs in a timely manner
  • Performs various duties such as building repairs, snow removal, housekeeping or groundskeeping to provide residents with a clean and well-maintained living environment
  • Responsible for the hiring of team members, and providing continuous learning and development of their team
  • Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., in all units. Also tracks systems repairs, apartment painting (full paint or touch-up), refrigerator coil cleaning, and other major repairs
  • Performs various duties such as building repairs, snow removal, housekeeping or groundskeeping to provide residents with a clean and well-maintained living environment
  • Completes emergency repairs as may be required to prevent damage or deterioration.
  • Operating a company vehicle or personal vehicle (as required) to perform job duties. Candidates must be willing and able to drive for work-related purposes as needed.
  • Working in a high-pressure environment, interacting with difficult customers/vendors, handling urgent matters, resolving conflicts, having effective interpersonal skills.
PERSONAL QUALITIES:

  • High integrity, positive attitude, mission driven and self-directed
QUALIFICATIONS AND EDUCATION:
  • High school diploma or related Vocational Training and/or equivalent work experience
  • HVAC knowledge and EPA certification preferred
  • 1-2 years supervisory experience

PHYSICAL DEMANDS
This position requires frequent standing and walking with occasionally climbing stairs, bending over, or reaching overhead. Pulling, lifting, or carrying up to 50 pounds.
WORK ENVIRONMENT
  • Work is regularly performed in a combination of office and shop environments and is regularly exposed to dust, odors, oil, fumes and noise
  • Work is performed in both indoor and outdoor environments, including occupied and unoccupied apartment units, maintenance shops, and common areas.
  • Exposure to varying weather conditions such as heat, cold, rain, and snow is common. May occasionally be exposed to extreme conditions, including high heat, humidity, freezing temperatures, and heavy rain while performing outdoor tasks.
  • Exposure to dust, dirt, pollen, debris, cleaning agents, paint fumes, construction or repair-related odors and other airborne particles.
  • Occasional exposure to grounds maintenance chemicals such as fertilizers, herbicides, pesticides, and ice melt.
  • Exposure to moderate to loud noise levels from tools, machinery, and equipment.
