Job description

ESSENTIAL FUNCTIONS
* Oversees programs involving electrical, mechanical and general construction, repair and maintenance of existing facilities and equipment, operation of plant utilities. Conducts walk-throughs to visually and physically assess the safe and efficient maintenance and operation of the physical structure of hotel, all mechanical, electrical, HVAC systems, and any other related equipment.
* Assigns and verifies completion of routine maintenance and operation of physical structure of the resort, all mechanical, electrical, HVAC systems and any other related equipment which contributes to the safe and effective operation of the facility. Visually inspects quality of work and directs staff and outside contractors in tasks according to performance and productivity standards.
* Hires, trains, supervises, allocates personnel, communicates departmental/individual job goals and criteria's of job performance, appraises, and if necessary disciplines department staff and all other staff under the direction of Property Operations, such as Painters, Carpenters, Plumbers, and Grounds Keepers, etc.
* Informs General Manager and resort department heads, on a regular basis, regarding the specific and overall condition of the building structure(s), related systems and equipment offering prudent and cost-effective proposals for maintaining the same. Accesses and inputs information into a computer and generate reports.
* Communicates effectively with city/county officials to ensure proper maintenance of permits and licenses, coordinating inspections with the appropriate department.
* Maintains and documents effective Energy Management and Preventive Maintenance programs.
* Acts as a liaison between resort and vendors to review latest in resort and hotel technology products. Adheres to all Corporate required budgets, purchasing policies and controls, to include all outside contractor bids, and schedules.
SUPPORTIVE FUNCTIONS
In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions to be solely determined by the supervisor based upon the particular requirements of the company.
* Maintains appropriate supply of materials and equipment to carry out the normal day to day operating and maintenance requirements of the resort.
* Maintains organized and efficient administrative and filling systems within Property Operations for the timely and accurate handling of correspondence, reports, requisitions for purchase and other administrative requirements of the department.
* Maintains a well-defined and organized system within the shop for inventory, maintenance and storage of all tolls, products, materials and equipment necessary to execute the required activities of the department.
* Immediately available to report to the resort in the event of any resort emergency which necessitates the skills and expertise of this position.
* Perform all duties in the area of responsibility and technical capabilities as required by management.
* Due to the nature of business, this position maybe required to do other duties and special projects
assigned by the supervisor/manager.
QUALIFICATION STANDARDS
* Must be effective in handling problems, including anticipating, preventing, identifying and solving problems as necessary.
* Ability to attend to guests, associates and management in an attentive, friendly, courteous and service-oriented manner which requires strong customer service as well as written and oral communication skills.
* Must be able to speak, read, write and communicate in English to adequately perform the duties of the job.
* Outstanding organizational and time management skills.
* Ability to multitask and prioritize and delegate daily workload.
* Ability to handle sensitive material with the utmost discretion and confidentiality.
* Must be energetic, a self-starter, and able to work in a fast-paced environment.

* Must be effective at listening, understanding, and clarifying inquiries made by resort staff.
* Must be able to show initiative, including anticipating resort or operational needs.
