Job description

Job Summary

The Facilities Director/Chief Engineer is responsible for supervising and coordinating all property maintenance operations, including preventative maintenance, repairs, life safety systems, utilities, grounds, guest rooms, hot tubs, and overall building systems. This position ensures the property is maintained in a safe, functional, and professional manner consistent with Avila Village Inn operational standards and local, state, and federal regulations.

The Facilities Director/Chief Engineer will oversee the maintenance team, including direct supervision of maintenance associates, while ensuring timely completion of work orders, preventative maintenance programs, and vendor management activities. This role is also responsible for vendor contract negotiations, bidding processes, and maintaining strong relationships with service providers to support operational efficiency and cost management.

Summary of Essential Job Functions

  • Interview, hire, train, supervise, schedule, and evaluate maintenance team members, including direct reports.
  • Provide coaching, support, performance feedback, and recommend corrective action or termination when appropriate.
  • Troubleshoot and repair malfunctions in mechanical, electrical, plumbing, HVAC, and other building systems throughout the property.
  • Complete deferred maintenance items including, but not limited to, repairing drywall damage and repainting, refinishing carpentry, and replacing plumbing fixtures.
  • Perform preventative maintenance assignments on a scheduled basis.
  • Respond courteously and professionally to guest maintenance requests and concerns to ensure guest satisfaction.
  • Communicate effectively with department leaders to identify maintenance priorities and ensure timely response to operational needs.
  • Maintain property exterior and overall curb appeal, including ad hoc landscaping, painting, and general grounds upkeep.
  • Maintain and service hot tubs, including monitoring chemicals, cleaning filters, completing maintenance logs, and ensuring compliance with safety requirements.
  • Coordinate and oversee service contracts, vendor relationships, contract negotiations, and bidding processes.
  • Assist with annual capital expenditure planning and facility improvement projects.
  • Monitor compliance with applicable safety regulations, building codes, and company operational standards.
  • Participate in property safety initiatives and energy conservation programs.
  • Maintain accurate maintenance records, logs, and documentation.
  • Communicate clearly and professionally both verbally and in writing.
  • Maintain regular attendance and availability to support operational needs.
  • Perform other job-related duties as assigned.

 Abilities Required

Must have the ability to communicate effectively in English. Must always maintain a professional appearance and demeanor and demonstrate strong leadership and interpersonal skills. The ideal candidate must be a self-starter, team-oriented, and capable of prioritizing multiple projects in a fast-paced hospitality environment.

Must possess working knowledge in several areas including HVAC, electrical, plumbing, carpentry, drywall, painting, roofing, and general building maintenance. Must be able to identify safety concerns and respond appropriately. This role requires standing, walking, climbing, reading, and routinely lifting up to 50 lbs.
