Job description

The Property Manager must accurately prepare or supervise the accurate preparation of, and timely submission of, all required reports and forms. This job description is by no means an all-inclusive list, but merely a guide of expected duties. Also, at the request of the supervisor, an employee may be asked to perform additional duties, responsibilities, or projects without notice.
Responsibilities
  • Lead and direct day-to-day operations of the apartment community, providing leadership and direction to on-site staff while serving as an ethical role model.
  • Manage financial performance: control income/expenses, prepare and review reports (accounts receivable, deposits, delinquency, payables, budgets, financial statements), and oversee purchasing/vendor management.
  • Hire, develop, and manage staff, including personnel forms, scheduling, and coordinating the Assistant Manager, Leasing Consultant, and Maintenance team.
  • Oversee property condition and maintenance through daily walks, unit inspections, service request tracking, and updated maintenance logs.
  • Drive marketing efforts and stay informed on market trends, including preparing market surveys.
  • Ensure risk management, safety, and compliance, including emergency preparedness and proper filing systems.
  • Provide 24-hour service coordination to residents and maintain professional appearance/dress code standards.
  • Represent APG externally through participation in trade associations as appropriate.

Requirements
  • Ability to communicate professionally and effectively with residents, subordinates, supervisors, vendors, and contractors
  • Working knowledge of all financial aspects of apartment management, bookkeeping and cost control, physical plant (maintenance, landscaping, contract negotiation), and local/state laws pertaining to apartment management, marketing, sales and leasing
  • Must have graduated from an accredited High School, or equivalent
  • College courses in sales, marketing, real estate management or business, Certified Apartment Manager, Accredited Property Manager, or IREM courses are beneficial, though not mandatory
