Senior Project Manager

Senior Project Manager - Commercial Construction
Position Overview
We are seeking a seasoned Senior Project Manager to lead ground-up commercial construction projects from preconstruction through closeout. The role is responsible for delivering projects on time, within budget, and to the required quality and safety standards while maintaining strong client relationships and driving team performance.
Key Responsibilities

  • Lead and manage multiple ground-up commercial construction projects simultaneously, ensuring delivery on schedule, within budget and to specification.
  • Develop, maintain and manage project budgets, forecasts and cash flow; implement cost control measures and report variances.
  • Create, update and monitor project schedules (critical path), coordinate trade sequencing, and ensure timely milestones.
  • Oversee procurement and subcontractor selection, negotiate contracts, and manage vendor performance and compliance.
  • Perform cost management duties including change order negotiation, budget reconciliations and value engineering.
  • Direct on-site construction activities and coordinate cross-functional teams including superintendents, engineers, estimators and safety officers.
  • Ensure compliance with safety regulations, site-specific safety plans, and company policies; lead safety meetings and inspections.
  • Serve as primary client and stakeholder contact; provide regular project status reports, manage expectations, and resolve escalations.
  • Identify and mitigate project risks; develop contingency plans and implement corrective actions when necessary.
  • Maintain project documentation, RFI and submittal logs, contract correspondence, and closeout records.
  • Mentor and develop junior project staff, promote continuous improvement, and support talent development within the project team.

Qualifications

  • Bachelors degree in Construction Management, Civil Engineering, Architecture or related field, or equivalent experience.
  • Minimum 8+ years of construction project management experience with at least 5 years in a senior/project leadership role on commercial ground-up projects.
  • Proven experience managing project budgets, cost control, and change orders on mid-to-large scale commercial construction projects.
  • Strong scheduling skills with experience using MS Project, Primavera P6 or similar scheduling tools.
  • Deep knowledge of construction means and methods, commercial contract administration, and subcontractor management.
  • Experience with procurement, negotiating subcontracts, and vendor management.
  • Demonstrated ability in risk management, value engineering and problem-solving under pressure.
  • Familiarity with safety standards (OSHA) and ability to enforce site safety protocols.
  • Excellent communication, leadership, client-facing and stakeholder management skills.
  • Professional certifications such as PMP, CCM or LEED are a plus.
  • Willingness to travel between job sites and a valid drivers license.
