Salary:
$25 to $27 per hour
Schedule:
Monday–Friday | 8:00 a.m.–5:00 p.m.; participation in the on-call rotation and occasional weekend work is required

About the maintenance technician position:

We’re looking for a skilled Maintenance Technician who will be responsible for completing a variety of maintenance and repair duties throughout our community. This position works under the direction of the Maintenance Supervisor and Property Manager and plays an important role in maintaining our homes, amenities, grounds, resident satisfaction, and overall curb appeal.

  • Diagnose and complete repairs involving HVAC systems, plumbing, electrical systems, appliances, flooring, carpentry, and other building components in accordance with applicable codes and company standards.
  • Perform general carpentry and building repairs, including drywall, cabinets, countertops, windows, glass, doors, locks, trim, and ceramic tile.
  • Complete preventive maintenance involving HVAC equipment, siding, paint, lighting, irrigation systems, pool equipment, golf carts, and other community systems and assets.
  • Complete service requests accurately and within established response-time standards, verifying that repairs meet company expectations and resident satisfaction.
  • Inspect residential homes, buildings, grounds, and common-area amenities to maintain established safety, cleanliness, and curb-appeal standards and identify items requiring repair or replacement.
  • Assist with property emergencies, including snow and ice removal, severe-weather response, fires, floods, water intrusion, and other urgent maintenance situations.
  • Participate in the rotating emergency on-call schedule and respond to after-hours service requests within established response times.
  • Promptly communicate maintenance concerns, repair needs, safety hazards, and project updates to property leadership.
  • Follow and promote all applicable federal, state, local, and company safety and risk-management programs and policies.
  • Provide courteous and professional service when interacting with residents, prospective residents, vendors, and team members.
  • Maintain a professional appearance and comply with the company’s uniform policy.
  • Support a positive, collaborative working relationship among residents, team members, suppliers, and community partners.
  • Perform other duties as assigned.
     

 Education and Experience:

  • High school diploma or equivalent is required.
  • At least one year of experience in property management, property maintenance, multifamily housing, residential construction, or a directly related field.
  • Possess knowledge of general maintenance including but not limited to: HVAC, plumbing, electrical, carpentry, and appliance repair

Skills and Requirements:

  • Must possess and maintain a valid driver’s license, an acceptable driving record, and current automobile insurance throughout employment.
  • Must possess and maintain a valid EPA Section 608 Universal Certification throughout employment
  • Ability to participate in a rotating on-call schedule and respond to property emergencies after normal business hours.
  • Ability to communicate effectively in English, both verbally and in writing.
  • Ability to use general office and property-management equipment, including telephones, printers, copiers, computers, mobile devices, and key-control systems.
  • Excellent customer-service and interpersonal skills.
  • Strong organizational and time-management skills, with the ability to prioritize and manage multiple assignments.
  • Ability to perform basic mathematical calculations.
  • Ability to remain professional and de-escalate interactions involving upset or difficult individuals.
  • Ability to maintain confidentiality.
  • Must maintain a professional appearance and comply with the prescribed uniform policy.
  • Must follow all company safety requirements and established operating procedures.
  • Must complete and successfully pass Avenue5 Fair Housing and Diversity and Inclusion training within the first 30 days of employment.
