What is a Contractor Developer job?

A Contractor Developer is a software developer hired on a contract basis rather than as a full-time employee. They typically work on specific projects for a set duration, providing specialized skills to companies that need temporary or project-based development work. Contractor Developers may work independently or through staffing agencies, and they often handle multiple clients over time. This role offers flexibility but requires managing contracts, taxes, and finding new projects.

What are the key skills and qualifications needed to thrive in the Contractor Developer position, and why are they important?

To thrive as a Contractor Developer, you need strong programming skills, a thorough understanding of software development methodologies, and often relevant experience or a degree in computer science or a related field. Familiarity with project management tools, source control systems like Git, and knowledge of popular frameworks or cloud platforms is key, as are certifications such as AWS Certified Developer or Scrum Master when required. Excellent communication, time management, and problem-solving abilities set standout contractor developers apart. These competencies are crucial for delivering quality work on-time, adapting to diverse projects, and effectively collaborating with clients and teams.

What are the typical work arrangements and expectations for Contractor Developers?

Contractor Developers often work on a project or contract basis, which can mean working independently, remotely, or as part of a larger development team depending on the client’s needs. Flexibility is common, but there are usually clear deliverables, deadlines, and expectations for high-quality work. You may interact frequently with project managers, clients, and other developers to clarify requirements and report progress. This role suits professionals who are self-driven, capable of managing their own schedules, and comfortable navigating different technical environments. As a contractor, you can gain exposure to a variety of industries and technologies, making it an excellent path for continuous skill growth and professional advancement.

Job description

Who We Are:
StoneMaster Inc. is a specialty contractor based in Concord, NC. We manufacture and install top-tier manufactured stone veneer for residential and commercial construction projects — single-family homes, multi-family, hotels, senior living communities — across NC, SC, TN, and GA.

About the Role

This is not a traditional sales role.

We are looking for someone who already understands how commercial construction projects are won — and knows how to build relationships with general contractors, developers, and preconstruction teams to turn bids into awarded work.

We already produce a high volume of competitive estimates.
Your role is to increase our win rate by:

  • Building strong relationships with GCs and decision-makers
  • Staying active in the multifamily, hospitality, and commercial pipeline
  • Owning the process between bid submission and contract award

What You’ll Actually Be Doing

  • Develop and maintain relationships with general contractors, developers, and preconstruction teams
  • Track active projects and stay engaged from early-stage opportunity through award
  • Follow up on all bids and position StoneMaster to win work
  • Identify upcoming projects and ensure we are invited to bid early
  • Participate in jobsite meetings, preconstruction discussions, and scope reviews
  • Work closely with our estimating and operations teams to align strategy and execution
  • Expand our presence in multifamily, hotel, and commercial construction markets

What We’re Looking For

  • Experience selling subcontractor scopes or building systems to general contractors
  • Existing relationships with GCs, developers, or construction decision-makers
  • Strong understanding of:
    • Commercial construction process
    • Bid cycles and preconstruction
    • How projects are actually awarded
  • Ability to manage multiple opportunities and actively drive deals forward
  • Self-starter who can operate independently and build a pipeline

Strongly Preferred

  • Background in:
    • Masonry, stone veneer, EIFS, siding, façade, waterproofing, or similar trades
  • Experience in multifamily, hospitality, production residential or commercial construction
  • Familiarity with plans, specifications, and scope coordination

How to Know If This Role Fits You

You’ve likely:

  • Worked directly with GC project managers or estimators
  • Been involved in bidding and winning commercial construction projects
  • Built relationships that influence who gets the job — not just submitted numbers

If you’ve had success selling to general contractors or developers — especially in commercial exteriors, stone, masonry, or related materials — we want to talk.

What We Offer:

  • Base salary + commission
  • Company vehicle or vehicle allowance
  • Paid time off and holidays
  • Strong support team + solid reputation in the market
