Project Manager - Ultra-Luxury Custom Homes
Aventura, FL | Full-Time | Monday-Friday
Are you a Project Manager with luxury residential new-construction experience who understands both how to build the project and how to procure the trades, subcontractors, vendors, and materials needed to execute it?
An established ultra-luxury residential builder is seeking an experienced Project Manager to manage $1M-$10M+ custom homes and major residential projects from pre-construction through closeout.
This position requires more than traditional project coordination. The ideal candidate has strong technical construction knowledge and can review plans, walk a project, identify required trades and scopes, solicit and evaluate bids, coordinate procurement, and carry those decisions through construction.
What You'll Be Responsible For
  • Manage luxury residential projects from pre-construction through completion, including schedules, budgets, subcontractors, inspections, documentation, and field coordination.
  • Review plans, drawings, and specifications to identify trade scopes, subcontractor, vendor, and material requirements.
  • Source and qualify subcontractors, trades, vendors, and suppliers based on project needs.
  • Prepare and manage RFPs/RFQs, solicit bids, compare proposals, identify scope gaps, and recommend selections.
  • Negotiate subcontractor/vendor pricing, scope, terms, and agreements through finalization and buyout.
  • Coordinate procurement of materials, long-lead items, logistics, and jobsite deliveries with the construction schedule.
  • Work closely with architects, designers, engineers, field teams, permitting officials, vendors, and ownership to resolve issues and keep projects moving.
  • Manage change orders, project costs, vendor/subcontractor performance, punch lists, closeout, and warranty items.

What We're Looking For
  • 2+ years of Project Management experience with a General Contractor, Developer, or luxury residential builder.
  • Luxury residential/custom home new-construction experience required.
  • Strong technical understanding of construction plans, trade scopes, materials, sequencing, and field operations.
  • Hands-on experience sourcing and coordinating subcontractors, vendors, and construction materials.
  • Experience soliciting and evaluating bids, negotiating pricing and scope, and participating in subcontractor/vendor buyouts.
  • Ability to review plans and independently determine what trades, subcontractors, vendors, and materials are needed to execute the project.
  • Strong leadership, organization, problem-solving, and client communication skills.
  • English required; Spanish and/or Portuguese a plus.
