What you will be responsible for:
Aro Homes is seeking a Professional Land Surveyor (PLS) to lead the company's surveying functions. This role will support Acquisitions, Design, Permitting, and Construction of Aro's precision-engineered single-family homes in Mountain View, San Jose, and broader Silicon Valley. This role will establish Aro's internal survey capability and ensure boundary, topographic, and ALTA surveys are delivered quickly and accurately to fuel our acquisition and development pipeline. You will be an integral part of the Development team work closely with the Site and Real Estate teams.
What You'll Do:
Survey Leadership:
  • Produce and stamp boundary, topographic, and ALTA surveys for infill residential parcels.
  • Manage field data acquisition (internal or external crews) and ensure compliance with California PLS standards.
  • Maintain Aro's geospatial data library and historical survey repository.

Acquisition & Feasibility Support:
  • Provide rapid parcel-level assessments: encroachments, easements, rights-of-way, utilities, and setbacks.
  • Collaborate with acquisitions and design to deliver 48-hour feasibility reads for target parcels.
  • Validate parcel geometry against county records, assessor data, and legal descriptions.

Design & Engineering Interface:
  • Deliver CAD-ready survey files aligned to Aro's architectural and development workflows.
  • Support early massing and test-fits with precise topographic and boundary data.
  • Identify potential entitlement or permitting risks tied to survey conditions.

Vendor & Agency Coordination:
  • Oversee any supplemental work by contract survey crews.
  • Interface with city/county surveyors, utility agencies, and title companies as needed.
  • Own all survey QA/QC before data enters design or permitting.

Process + Systems Building:
  • Develop Aro's internal survey standards, templates, and operating procedures.
  • Build a scalable, repeatable pipeline that reduces cycle time and external survey costs.
  • Identify opportunities to enhance surveying processes, tools, and field methodologies to support continuous improvement.

Construction Staking:
  • Perform construction surveying activities for residential infill projects, including building pad layout and verification, foundation tight staking, setting control and benchmarks, as-built/topographic surveys, preparation of elevation certificates, and coordination with design, permitting, and field teams to ensure accurate, buildable information is provided to site crews.

What You'll Bring:
  • Active California PLS license is required.
  • 5-10 years professional experience in land surveying; infill residential or small-lot work strongly preferred.
  • Strong proficiency with AutoCAD Civil 3D, GPS/RTK systems, and total station workflows.
  • Deep familiarity with Santa Clara County and San Mateo County parcel data, utilities, and city standards.
  • Ability to operate in a fast-moving, high-growth environment; strong cross-functional communication.
