High-Rise Condominium Facilities Manager
Bluestone Real Estate Services | Community Association Department
Are you an experienced facilities professional who knows what it takes to keep a complex building running smoothly-and enjoys solving problems before they become emergencies?
Bluestone Real Estate Services is seeking a High-Rise Condominium Facilities Manager to oversee the day-to-day operation, maintenance, and long-term performance of a high-rise condominium property. This is an opportunity for a knowledgeable, proactive facilities professional to take ownership of critical building systems, lead meaningful capital projects, and help protect and enhance a significant property investment.
Working closely with the Portfolio Manager, Onsite Manager, Board of Directors, engineering staff, contractors, and consultants, you'll play a key role in keeping the property safe, efficient, well maintained, and prepared for the future.
This position is located at The Henry Condominiums in downtown Portland.
What You'll Do
In this role, you'll:
  • Oversee the operation and maintenance of major building systems, including HVAC, plumbing, electrical, elevators, fire and life safety, building automation, generators, domestic water, and access control.
  • Conduct regular property and equipment inspections and identify maintenance needs before they become larger problems.
  • Develop and manage preventative maintenance programs designed to extend equipment life and minimize emergency repairs.
  • Manage contractors, engineers, consultants, and service providers, including competitive bidding, contract negotiation, performance oversight, and invoice approval.
  • Evaluate building systems and recommend repairs, replacements, and modernization projects based on condition, lifecycle, and cost effectiveness.
  • Coordinate capital improvement, construction, and renovation projects from planning through completion.
  • Assist with annual operating and capital budgets and support long-term maintenance and reserve planning.
  • Identify opportunities to improve energy efficiency and reduce operating costs.
  • Coordinate required inspections, testing, regulatory compliance, and safe work practices.
  • Support emergency preparedness and respond to building emergencies when needed.
  • Keep management, the Board, onsite staff, and residents appropriately informed about maintenance activities and major projects.
What You'll Bring
We're looking for someone who combines strong technical knowledge with sound judgment, organization, and the ability to work effectively with a wide range of people.
Required qualifications include:
  • Five or more years of facilities management experience in a high-rise residential, commercial, hospitality, healthcare, or institutional environment.
  • Strong working knowledge of mechanical, electrical, plumbing, HVAC, fire and life safety, elevator, and building automation systems.
  • Experience managing vendors, maintenance contracts, and capital improvement projects.
  • Ability to interpret construction documents, engineering reports, and technical specifications.
  • Strong organizational, project management, and communication skills.
  • Proficiency with Microsoft Office and computerized maintenance management or work order software.
  • Valid driver's license.
