What is a contract restaurant?

A contract restaurant is a dining facility that is operated by a third-party food service company rather than the organization that owns the location. These restaurants typically serve businesses, schools, hospitals, or other institutions under a contract agreement. The contract outlines the services provided, menu options, pricing, and quality standards. This arrangement allows the host organization to offer food services without directly managing daily operations.

What are the key skills and qualifications needed to thrive as a contract restaurant manager?

To thrive as a Contract Restaurant Manager, you need expertise in food service operations, budgeting, and staff management, often supported by a degree in hospitality or business. Familiarity with point-of-sale (POS) systems, inventory management software, and relevant certifications like ServSafe are typically expected. Outstanding leadership, customer service, and organizational skills set top performers apart in this role. These capabilities are crucial for ensuring efficient operations, high-quality service, and profitability in a competitive contract-based restaurant environment.

What are the primary challenges faced by managers in a contract restaurant setting, and how can they overcome them?

Managers in contract restaurant settings often face challenges such as meeting strict client expectations, ensuring consistent food quality, and adapting to fluctuating guest volumes. Success in this environment requires strong communication skills to collaborate with clients and team members, solid organizational abilities to manage inventory and staffing efficiently, and a proactive approach to problem-solving. Building a flexible team and regularly reviewing service standards can help contract restaurant managers overcome these challenges and maintain high client satisfaction.

Job description

Salary Range: $110,000.00 To $130,000.00 Annually

CONSTRUCTION PROJECT MANAGER

Laying in the heart of Napa Valley, The Estate Yountville features two magnificent hotels that embody the perfect getaway and retreat. Surrounded by vineyards, Michelin-star restaurants and exquisite views in Yountville, our 22-acre haven sits among one the most coveted viticulture regions in the world. We invite our guests to immerse themselves in a redesigned Wine Country experience in a delightfully vino-cultured manner: two luxury hotels with decidedly different personalities โ€“ the vibrant Hotel Villagio and its sophisticated counterpart, Vintage House, a chic and tranquil sanctuary. A combined room-count of nearly 200 rooms and suites allows us to create a memorable experience for any occasion!

The Estate Yountville is seeking an experienced, hands-on Construction Project Manager to oversee construction, renovation, and capital improvement projects throughout the property.

This position will have end-to-end responsibility for project delivery, from initial planning and budgeting through construction, closeout, and turnover to operations. The ideal candidate is highly organized, financially disciplined, comfortable managing multiple contractors and consultants, and focused on delivering projects on time, on budget, and to The Estate Yountville's quality standards.

Key Responsibilities

  • Manage construction projects from initial scope and planning through final completion and turnover.
  • Develop and maintain detailed project schedules, budgets, and completion milestones.
  • Manage architects, engineers, general contractors, subcontractors, vendors, consultants, and other project participants.
  • Solicit and evaluate bids, proposals, contracts, change orders, and vendor pricing.
  • Monitor project costs and maintain accurate forecasts of committed and anticipated expenditures.
  • Maintain strict control over scope changes, change orders, schedule impacts, and cost overruns.
  • Conduct regular jobโ€‘site meetings and inspections and maintain direct visibility into dayโ€‘toโ€‘day construction progress.
  • Identify potential problems early and take responsibility for resolving issues before they affect budget, schedule, or operations.
  • Coordinate permitting, inspections, utilities, consultants, and other governmental or thirdโ€‘party requirements.
  • Coordinate construction activities with Estate operations to minimize disruption to guests, employees, events, restaurants, and hotel operations.
  • Review contractor payment applications and verify percentage of completion before recommending payment.
  • Maintain complete project documentation, including contracts, plans, budgets, schedules, RFIs, submittals, change orders, permits, warranties, and closeout materials.
  • Manage punch lists, final inspections, project closeout, and turnover to Estate operations.
  • Provide ownership and senior management with concise, regular reporting on budget, schedule, progress, risks, and outstanding decisions.

Qualifications

  • Minimum 5+ years of construction project management experience, preferably involving hospitality, hotels, restaurants, resorts, commercial construction, or highโ€‘end renovation.
  • Demonstrated experience managing projects from preconstruction through completion.
  • Strong knowledge of construction budgeting, scheduling, contracting, procurement, and changeโ€‘order management.
  • Ability to read and understand architectural and engineering drawings and construction documents.
  • Strong financial and organizational skills with exceptional attention to detail.
  • Comfortable working directly with ownership, senior management, architects, contractors, and field personnel.
  • Ability to manage multiple projects simultaneously in an active operating environment.
  • Strong communication, negotiation, and problemโ€‘solving skills.

What We Are Looking For

This is a projectโ€‘delivery position, not simply an administrative construction role. We are looking for someone who takes ownership of the entire process, is regularly present in the field, understands where every project stands, anticipates problems, controls costs, holds contractors accountable, and drives projects through completion.

Success in this position is straightforward: quality projects delivered safely, on schedule, within approved budgets, and with no surprises.

The Estate Yountville offers an attractive compensation and benefits package and the opportunity to be part of a dynamic team.
