Job description

The Parkway Maintenance Resident Liaison is responsible for providing leadership and supervision and serves as the vital link between residents and the services provided through Parkway Maintenance & Management Marion, LLC and assigned sub-contractors. This position assesses maintenance provided and crew productivity on a daily basis to ensure the crews are performing in accordance with production and contract standards. Additionally, this position also maintains an active role in resident communication, conflict resolutions, and community mindedness.

Essential Duties and Responsibilities

The following statements describe the principal functions of this position and the scope of responsibility, but should not be considered an all-inclusive listing of work requirements. Individuals may be expected to perform other duties as assigned, including working in other areas to cover absences or balance the workload.   • Coordinates with the Director of Community Maintenance Operations on progress of sub-contractors on a daily and weekly basis.
  • Assists the Director of Community Maintenance Operations and Landscape Manager with the modification review process
  • Provides call out assistance to Parkway Maintenance on an on-call rotation
  • Coordinates with Parkway Maintenance Shop Manager and mechanics to ensure that the scheduling of preventative maintenance, diagnosis and repair of equipment is performed in a timely fashion and within budgetary constraints
  • Directs that work be competed in a timely, cost effective and prescribed manner
  • Obtains daily and weekly production stats and schedules from contractors and administrative assistants
  • Ensures that all tools are accounted for and inventoried regularly
  • Actively monitors communities for potential troubled areas in lawns and shrubs
  • Meets with residents to address lawn repair and/or replacement issues, water usage issues, including the diagnosis and acceptable treatment of plant, tree, shrubbery, and grass infestations
  • Coordinates the removal and repair of turf, trees and shrubbery
  • Works with the Director of Community Maintenance Operations to maintain property security including authorization of vendors, prohibiting solicitation and removal of unruly persons
  • Conducts and documents post-accident investigations
  • Maintains a community mindedness by keeping community clean and free of debris
  • Maintains inventory of safety supplies, enforces all safety rules and regulations, attends safety meetings, and provides safety topics for crews
  • Communicates professionally with residents and resolves resident complaints as needed through proper communication, documentation and work order completion. Assists in the supervision of assigned members of the Parkway Maintenance team, to include: interviewing, hiring and training staff, planning, assigning and directing work, appraising performance, rewarding, counseling and disciplining employees, addressing complaints and resolving problems
  • Carries out supervisory responsibilities in accordance with company policies and applicable laws
  • Performs all duties in adherence to Company standards
  • Strives to maintain a safe working environment through the prevention of accidents, the preservation of equipment, and the achievement of safe working practices
  • Maintains a positive and professional demeanor toward all residents, visitors and co-workers
  • Performs other duties as assigned

Qualifications (Education, Experience, Technical Skills)

Education and Experience:

  • High School Diploma or equivalent required
  • 3+ years of previous supervisory experience managing multiple work crews required
  • 3+ years of landscaping experience required
  • Green Industries Best Management Practices (GI-BMP Certification) required or the ability to obtain within first 90 days required
  • Certified Arborist and current Pesticide License preferred
  • Current FNGLA Certified Landscape Maintenance Technician certification or the ability to obtain within first 90 days required

Skills and Knowledge:

  • Must be able to read, write and understand English and follow written and oral instructions
  • Bilingual (Spanish) strongly preferred
  • Strong written and verbal communication skills
  • Microsoft Office skills preferred
  • Problem solving and employee counseling skills
  • Ability to successfully negotiate terms and conditions of contractor bids
  • Knowledge of pesticide use and application, as well as use of landscape plants and trees and their environmental restrictions

Certifications and Licenses
