Job description

Thrive Property Group is seeking a dependable and detail-oriented 1099 Contract Cleaner to service several apartment communities in and around the Marion, Indiana area. This role is responsible for maintaining the cleanliness and overall appearance of common areas, performing thorough unit turns, and assisting with general property cleanliness and debris removal.

The ideal candidate takes pride in delivering a high standard of cleanliness, pays close attention to detail, and is comfortable performing deep cleaning tasks, including moving appliances and cleaning hard-to-reach areas.


Key Responsibilities

Common Area Cleaning

  • Routine cleaning of hallways, stairwells, laundry rooms, clubhouses, leasing offices, and other shared spaces

  • Sweeping, mopping, vacuuming, dusting, and sanitizing surfaces

  • Cleaning windows, doors, and baseboards as needed

  • Maintaining cleanliness of entryways and high-traffic areas

Unit Turns & Deep Cleaning

  • Full apartment cleanings after move-outs

  • Deep cleaning kitchens and bathrooms

  • Moving appliances (refrigerators, stoves) to clean behind and underneath

  • Cleaning inside cabinets, drawers, and closets

  • Scrubbing tubs, showers, sinks, and fixtures

  • Spot-cleaning walls and removing marks when possible

  • Ensuring units are market-ready and meet company standards

Property Grounds & Miscellaneous

  • Picking up trash and debris throughout property grounds

  • Cleaning breezeways and exterior walkways

  • Reporting any noticeable maintenance issues to management

  • Assisting with special cleaning projects as needed


Qualifications
  • Previous residential or apartment cleaning experience preferred

  • Strong attention to detail and high personal cleanliness standards

  • Ability to lift and move appliances and equipment (up to 50 lbs.)

  • Ability to work independently and manage time effectively

  • Reliable transportation to travel between properties

  • Professional communication skills

  • Dependable and punctual


Contractor Requirements
  • Must operate as an independent 1099 contractor

  • Responsible for own taxes and withholdings

  • Must provide own cleaning supplies and equipment (unless otherwise arranged)

  • Maintain appropriate business licensing and insurance as required
