ROLE: Construction Operations Manager
REPORTS TO: Senior Director of Construction, GCS
LOCATION: Orlando Metro, Jacksonville Metro, or Atlanta; approximately 50% travel
THE OPPORTUNITY
We are seeking a dynamic and experienced Construction Operations Manager to lead our efforts in multi-family building restoration, asset preservation, and value-add initiatives. The ideal candidate will have a strong background in construction management, project planning, and team leadership, with a proven track record of successfully managing complex projects within the real estate industry. Based out of Orlando Metro, Jacksonville Metro, or Atlanta, the Construction Operations Manager will commit to approximately 50% travel.
KEY JOB RESPONSIBILITIES
Project Planning and Execution:
  • Develop comprehensive project plans, scopes of work, timelines, and budgets for multi-family apartment building restoration, preservation, and value-add projects.
  • Oversee all phases of project execution, including timelines, quality standards, safety, and budgetary constraints. Travel to projects as necessary to ensure expectations are met.
  • Coordinate with direct reports, internal teams, external contractors, architects, stakeholders, and engineers to ensure seamless project delivery.
  • Conduct business as a General Contractor by negotiating with subcontractors, suppliers, and vendors to secure competitive pricing and favorable terms.
  • Conduct QA/QC visits and ensure compliance with standard operating procedures and scope deliverables.

Budget and Resource Management:
  • Manage project budgets, closely monitoring expenses, tracking materials, and identifying opportunities for cost savings.
  • Be accountable for aligning resources and executing the program strategy and planned schedule.
  • Manage resource allocation to understand where people, materials, and subcontractors need to be placed on a given plan.
  • Support estimating efforts for planning annual Capital Expenditure budgets for asset preservation of multi-family assets.

Team Leadership and Development:
  • Lead a team of construction field associates, including Project Managers and field superintendents, providing guidance, mentorship, and support as needed.
  • Foster a collaborative and results-driven culture within the operations team, encouraging innovation and continuous improvement.
  • Conduct regular performance evaluations, provide constructive feedback, and identify opportunities for professional development and growth.

Stakeholder Communication:
  • Serve as the primary point of contact for stakeholders, providing regular updates on project status, milestones, and any potential issues or challenges.
  • Facilitate effective communication between internal and external stakeholders to ensure alignment on project goals, priorities, and expectations.

Risk Management and Compliance:
  • Identify and mitigate potential risks and obstacles that may impact project delivery or success.
  • Ensure compliance with relevant regulations, codes, and industry standards throughout the project lifecycle.
  • Implement robust safety protocols and procedures to maintain a safe working environment for all project stakeholders.

CANDIDATE PROFILE
  • Bachelor's degree in construction management, engineering, architecture, or a related field preferred, or equivalent experience.
  • Minimum of 5 years of experience directing a team of construction project management professionals within the real estate or construction industry, with a focus on multi-family apartment buildings.
  • Proven track record of successfully managing multi-family exterior renovation construction projects from inception to completion, including budgeting, scheduling, and quality control.
  • Strong leadership skills with the ability to inspire and motivate cross-functional teams to achieve project objectives.
  • Excellent communication and interpersonal skills, with the ability to effectively interact with stakeholders at all levels.
  • In-depth knowledge of construction methods, materials, and building codes/regulations.
  • Proficiency in project management software and tools (e.g., Microsoft Project, Procore, PMWeb, Primavera).
  • Project Management Professional certification or Certified Construction Manager certification is a plus. Continuing education to obtain certification is available.
