Area Construction Manager

Precision is seeking a Construction Area Manager for the North Bay. This is a fantastic opportunity to join the Precision leadership team and have a direct impact on the organization. The Area Manager oversees, coordinates, and budgets multiple, simultaneous construction projects within a specific geographic region to ensure the projects are completed on time, safely, and within budget. The Area Manager will manage onsite teams, subcontractors, and resources, while enforcing compliance with safety codes and quality standards. This role requires a blend of clerical and construction skills, utilizing software programs for project management and driving to multiple job sites throughout the North Bay on a daily basis.

Responsibilities & Duties

  • Manage multiple construction sites, ensuring adherence to schedules, budgets, and safety regulations.
  • Lead and manage a project-oriented construction management team comprised of project engineers and construction administrative accountants on concurrent multifamily residential construction projects.
  • Oversee all project phases from conception to completion.
  • Coordinate labor, subcontractors, and materials to maximize efficiency.
  • Monitor compliance with building codes, environmental regulations, and safety standards (e.g., OSHA).
  • Provide progress reports to clients and subcontractors while negotiating with vendors and subcontractors.
  • Conduct inspections to ensure high-quality construction standards.
  • Collect and review contracts for consistency and adherence, code invoices for draw submittal.
  • Lead and coordinate with all key stakeholders, including the authorities having jurisdiction, utility companies, public works, city and county entities who issue permits and require approval for completion of projects, to facilitate a streamlined construction from start to completion.
  • Facilitate daily/weekly status meetings to refine workflow processes to meet the need for speed and quality.
  • Demonstrate stewardship in executing construction deliveries on budget and on schedule based in a for profit affordable housing mission.
  • Take ownership of hard cost budget and schedule, recommend proactive measures to keep to budget and schedule, and stay ahead of issues.
  • Create and share comprehensive schedule and budget control tools, including spreadsheets and other relevant resources, to monitor expenditure and ensure the completion of all critical paths within the specified project timeline.
  • Provide weekly and monthly written updates on key metrics to critical paths and milestone activities.
  • Provide guidance, leadership, and mentoring offering expertise on technical matters and addressing complex project issues that arise during the construction process.

Skills & Qualifications

  • Bachelor's degree in construction science, construction management, architecture, engineering, or a related field or equivalent combination of education and experience.
  • Minimum 5+ years construction project management experience in the multifamily building environment.
  • Proficient in MS Project and electronic scheduling required.
  • Strong communication and interpersonal skills with ability to manage client relationships.
  • Proficient in reading and understanding construction documents. (architectural, structural, mechanical, specifications, etc.)
  • Exceptional leadership, organizational, and decision-making skills.
  • Proficiency in construction methods, budgeting software, and scheduling tools.
  • Demonstrated ability to problem solve.
  • Excellent organizational skills.
  • Able to manage and coordinate multiple tasks and projects accurately.
  • Previous experience working on affordable housing and multistory construction projects.
  • Must possess a valid state-issued driver's license, proof of current auto insurance, and reliable transportation.

Physical Requirements

  • Able to drive long distances to make multiple site visits daily.
  • Able to stand, bend, reach, stoop and lift boxes up to 60 lbs.
  • Able to coordinate hand-eye movement.
  • Able to work in a pace environment for extended periods of time.
  • Able to sit at desk, working on computer and phones for a full work day.
  • Able to work overtime as needed.
  • Able to walk around and stand for long periods of up to 4 hours at a time.
  • Ability to use two or more limbs (e.g., two arms, two legs, or one arm and one leg) simultaneously while sitting, standing, or lying down.
