A Brief Overview
We are seeking Maintenance Technicians at multiple career levels to support the maintenance and readiness of our housing communities. Whether you are building your maintenance career or are an experienced technician with advanced trade expertise, we encourage you to apply.
The Maintenance Technician will provide general maintenance to rental housing. This position may also perform work to get rental units ready during change of occupancy. This role is a valuable member of the maintenance team and is responsible for checking, troubleshooting, making, and documenting routine repairs in the following areas: air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance areas. Will frequently work outdoors in all weather conditions, as well as in attics, crawl spaces, and other tight spaces, depending on the maintenance requirement.
What you will do
- Responds to service requests including the following; furnaces, air-conditioning systems, appliances, water heaters and solar collection tanks, disposals, general plumbing, carpentry, painting, and other required maintenance items, as may be required.
- Performs skilled work in one or more trades such as HVAC, plumbing, electrical, appliance repair, or locksmith requiring basic knowledge and skills and basic troubleshooting abilities.
- Responds to service requests providing excellent customer service and document all work in accordance with company policy.
- Maintains equipment such as tools, gauges, snakes, drills, etc., in ready repair.
- Understands and follows the proper use of equipment and chemicals including the use of personal protective equipment (PPE).
- Follows and adheres to an established preventive maintenance program and perform the required maintenance including replacement of filters, etc.
- Assists in the make ready of vacated units including, but not limited to, painting, sanding, and varnishing, floor tile removal and replacement, ceramic tile replacement, dry wall repair, fixture repair and/or replacement, floor stripping, waxing, and polishing, window repair and/or replacement, etc., as will from time to time be required. Similar work as described above may also be required on the exterior of the home to make ready.
- Performs emergency maintenance, including but not limited to sewage back-ups, water main and/or lateral breaks (dig to expose line, repair, and replace soil as needed), fires, weather related damage, other types of water leaks, appliance repairs, etc.
- Ensures that unsafe conditions are corrected in a timely manner.
- This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
- Level 3 Maintenance Technicians will be expected to mentor a team of maintenance technicians with a focus on achieving efficiently run maintenance operations within the property and assist other technicians with troubleshooting as needed
Qualifications by level
- Maintenance Technician – Level 1
- 1-3 years of general maintenance knowledge and experience required.
- Maintenance Technician – Level 2
- 4-6 years of advanced knowledge and in one or more trades required.
- Must obtain EPA 608 Certification within 180 days from hire.
- Maintenance Technician – Level 3
- 7+ years advanced expertise across multiple trades to include a trade certification or equivalent experience required.
- Previous experience leading and/or indirect supervision preferred.
- Must obtain 608 Certification within 180 days from hire.
- Complete OSHA-10 Training within 1 year from hire.
Qualifications for all levels
- High School Diploma or GED (or equivalent) required
- Able to work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
- Requires a team player who pays close attention to detail and who can prioritize in a fast-moving environment
- Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations
- Basic computer knowledge. Position requires use of technology platforms on a daily basis
- Reliable and dependable attendance and punctuality.
- Basic understanding of safety practices.
- DL NUMBER - Driver's License, Valid and in State Required.
Compensation
This position may be filled at the Maintenance Technician I, II, or III level based on qualifications, experience, certifications, and demonstrated technical expertise.
- Maintenance Technician - Level 1
- $19.66 - $23.51
- Maintenance Technician - Level 2
- $21.92 – $27.25
- Maintenance Technician - Level 3
- $26.00 - $31.53
The above ranges are exclusive of fringe benefits or potential bonuses. These positions are also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors – we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer.
