Job description

PROMENADE APARTMENTS: Promenade Apartments is a "Class A" Property in Noblesville area and is managed by the Justus Companies, seeking a qualified Community Manager.
The Community Manager is responsible for overseeing all community operations and effectively managing and coordinating the marketing and maintenance departments in order to accomplish the community objectives set forth by the Regional Property Manager and the Property Owner. A strong focus on leasing, renewals, resident retention, community events and day to day operations.
JOB RESPONSIBILITIES:
  • Manage the financial performance of the property by overseeing the rental structure and expenditures.
  • Supervise resident retention, renewal and leasing programs to maintain maximum occupancy.
  • Oversee resident relations, which includes facilitating resident phone calls, requests and concerns.
  • Ensure compliance as well as federal and local regulations.
  • Manage, train and counsel onsite staff effectively.
  • Oversee daily leasing processing and timely completion of service requests.
  • Analyze monthly performance and budget projections.
  • Additional duties as assigned.

QUALIFICATIONS:
  • A minimum of 4 years of experience in onsite property management (Business Manager role), including leasing and bookkeeping knowledge.
  • High school diploma or equivalent is required. Bachelor's degree is preferred.
  • Excellent interpersonal communication skills, including the ability to motivate and lead a team.
  • Proficiency in Microsoft Office.
  • Exposure to property management software. Experience with Real Page is a plus.
  • Ability to review, understand and report financial information.
  • A comprehensive understanding of marketing techniques and budgeting.
  • Able to multitask and meet deadlines in a timely and organized manner.
  • Must be able to work a flexible schedule, including weekends as needed.
