Role Description:

The Maintenance Manager is responsible for overseeing all aspects of preventive, corrective, and unscheduled maintenance for the communities they are assigned to, including environmental, health and safety requirements and special initiatives. This role is accountable for maintaining the overall condition and structural integrity of assigned communities while ensuring operations are safe, compliant, and efficient.

The Maintenance Manager leads the daytoday management, training, and development of maintenance technicians, fostering a strong service culture focused on delivering timely, highquality service and exceptional resident satisfaction. As a leader within their assigned communities, the Maintenance Manager upholds Parkbridge and QuadReal's mission, vision, and values, acting as a brand and cultural ambassador to residents, colleagues, vendors, and the public.

Responsibilities:

General Maintenance

  • Maintain a thorough knowledge and understanding of all systems including:
    • underground utilities (water, wastewater, stormwater, electrical, and gas),
    • private roads and drainage systems, and sitewide service connections,
    • landscaping infrastructure, including irrigation systems and tree maintenance requirements,
    • mechanical systems in common structures and community buildings, including those serving offices, maintenance facilities, community halls, and pump houses,
    • systems servicing other shared facilities, such as pumps, lifesafety systems, HVAC, swimming pools, and other propertyspecific systems.
  • Manage and oversee the use, maintenance, and storage of vehicles, and machinery (including lawn mowers, skid steers, and other powered maintenance equipment), ensuring compliance with safety standards, manufacturer guidelines, and company policies.
  • Maintain and update preventative maintenance schedules and proactively arrange required services to support safe, reliable, and efficient operations.
  • Perform regular site inspections, interior and exterior, and document all findings.
  • Inspect vacant rental homes, where applicable.
  • Oversee rental homes make ready activities, where applicable.
  • Ensure all tools and cleaning equipment are maintained and serviced regularly.
  • Assist with management and execution of capital projects, execution of the capital plan, and identifying issues for current or future repairs.
  • Perform other duties as required.

Management and Administration

  • Lead, motivate and develop community maintenance team, managing performance to expectations and established standards. Conduct performance reviews, development goals, and scorecard creation.
  • Coordinate Maintenance Technician(s) and vendor scheduling and oversee quality of work performed.
  • Obtain, review, and manage vendor bids, contracts, and service agreements, ensuring value, quality, and compliance.
  • Track and report work order trends, recurring issues.
  • Create and receive PO's
  • Maintain maintenance supplies and inventories.
  • Work along side Community Manager to monitor and adhere to operational and capital budgets
  • Ensure maintenance records, operational guides, files, and documentation are maintained accurately and timely and in accordance with established procedure.

Health and Safety

  • Comply with all legislation, including but not limited to: Manufactured Homes and Residential Tenancies Acts, Labour Relations Act, Fire Code and Occupational Health and Safety Act.
  • Understand and adhere to Parkbridge and QuadReal's Health and Safety policy ensure a thorough knowledge and understanding of emergency procedures including fire, flood, and mold remediation for all staff.
  • Maintain familiarity with the emergency operation of electrical systems, fire panel and life safety systems, mechanical systems, and water and wastewater systems, including pumps, controls, sprinklers, and timer systems.
  • Maintain up-to-date MSDS worksheets for maintenance products and adherence by the OH&S rules and regulations.
  • Conduct regular safety inspections, hazard assessments, to promote a safe working environment.
  • Investigate and document/report incidents, near-misses, and injuries, implementing corrective actions where required.

Customer Service:

  • Uphold Parkbridge and QuadReal's mission, vision, and values, serving as a brand and cultural ambassador to residents, coworkers, vendors, and the public.
  • Professionally and courteously handle all inquiries, feedback, complaints, or concerns. Collaborate closely with community manager to support resident satisfaction and retention.
  • Interact with residents in a diplomatic, respectful, and solutionoriented manner. Manage resident expectations by providing realistic timelines and follow up on work completion.
  • Foster and promote a strong customer service culture among all staff.

Experience and Qualifications:

  • Three years of progressive experience in all areas of property operations, including underground infrastructure, landscaping, roads, mechanical, fire and safety, electrical, plumbing and HVAC systems.
  • Strong organizational, prioritization, and problem-solving skills, with the ability to manage multiple competing demands.
  • Sound judgment and ability to make decisions under pressure, particularly during emergencies.
  • Valid driver's license and ability to operate company vehicles and equipment safely.
  • Experience leading teams.
  • High school diploma supplemented with post-secondary courses or certification. WHMIS and First Aid Training an asset.
  • Ability to communicate with co-workers and supervisors effectively and professionally, both oral and written.
  • Superior ability to develop and sustain cooperating working relationships with staff, contractors, the public, and especially residents.
  • Familiarity with Microsoft Office, smart phone and tablet technology. Experience with Yardi Voyager and Work Order App is beneficial.
  • Availability for Emergency response and on-call duty, as required.
  • Ability to lift, push, and pull up to 25 kilograms.

The expected annualized base salary range for this role is $70,000 - $75,000.
