What is a commission home inspector?

Commission home inspectors are professionals who assess the condition of residential properties, usually as a prerequisite for real estate transactions. They are typically paid on a commission basis, meaning they earn a fee for each inspection rather than a fixed salary. Their primary role is to evaluate aspects such as the structure, roofing, plumbing, electrical systems, and overall safety of a home. After their inspection, they provide a detailed report highlighting any issues or potential problems. This helps buyers and sellers make more informed decisions during the home buying or selling process.

What are the key skills and qualifications needed to thrive as a commission home inspector?

To thrive as a Commission Home Inspector, you need a solid understanding of building systems, construction standards, and local codes, typically supported by relevant certifications or licenses. Familiarity with inspection software, digital reporting tools, and moisture or electrical testing instruments is also crucial. Strong attention to detail, effective communication, and customer service skills help inspectors build trust and clearly explain findings to clients. These skills ensure accurate assessments, clear reports, and satisfied clients, which are vital for success and repeat business in the home inspection industry.

What are some common challenges faced by commission home inspectors, and how can they be managed?

Commission Home Inspectors often face challenges such as fluctuating workloads due to seasonal real estate trends and the need to maintain objectivity under client or agent pressure. Managing these requires strong time management skills, continual professional development to stay updated on local building codes, and clear communication with clients to set expectations. Building a strong reputation for thoroughness and integrity can help inspectors secure repeat business and referrals, which can stabilize income over time.

How much does a commission home inspector get paid per inspection?

Commission home inspectors typically earn between $50 and $200 per inspection, depending on the property's size, location, and the inspector's experience. Some inspectors charge a flat fee or hourly rate, and earnings can vary based on the number of inspections completed and additional services offered.

Is being a commission home inspector a good side hustle?

Commission home inspectors can work part-time or as a side hustle, often providing flexible schedules. Success depends on obtaining proper certification, building a client base, and understanding local regulations; it can be a profitable supplement for those with relevant skills and knowledge of building systems.

Solutionist (Sales Consultant) – Unlimited earning potential
Location: Northeast Maryland
Type: Full-Time
Pay:  Straight Commission (10% of every sale) + Gas Reimbursement
We’re The Brothers That Just Do Gutters — a top-rated home service brand on a mission to “Reinvent Contractor Service™️.” We’re not your average gutter company. We deliver premium products, exceptional customer experiences, and a team culture that actually feels like family.
As a Solutionist, you'll meet with homeowners to design gutter solutions that protect their homes while also growing our commercial business through relationships with builders, property managers, HOAs, and other local partners. If you're self-motivated, enjoy helping people, and want unlimited earning potential, we'd love to meet you.
What You’ll Do
•  You’ll receive inbound opportunities from our marketing and call center, but you’re expected to actively build your own pipeline. Top earners drive results through disciplined follow-up, canvassing, referral generation, and relationship-building with commercial accounts (property managers, builders, and HOAs).
• Conduct home inspections, measure and assess needs, and educate customers on options for their property or portfolio
• Prepare clear, professional estimates on-site for both residential and commercial projects
• Follow up to close deals and maintain customer relationships —  including repeat work and long-term commercial partnerships
What’s In It For You
• Earning Potential:  10% commission on every sale with monthly goal kicker
• Training: Structured onboarding plus access to proven playbooks, tech training resources, and a national network of franchise support and top-performing Solutionists across the country
• Tools & Support: Removable vehicle branding, iPad, Drone, CRM, and a very strong back office team
• Culture: We win as a team, celebrate each other’s success, and have fun doing it
• Benefits & Perks: 401K and Health Benefits after 6 months, Performance-based bonus opportunities, paid time off (PTO), training & development, free uniforms, employee discounts, opportunity for advancement, and team events/parties.
What We’re Looking For
• 2+ years in sales, home improvement, or customer-facing roles (in-home consulting and commercial sales experience is a plus)
• Relationship-builder mindset — able to develop and close opportunities with commercial partners (property managers, custom builders, HOAs, small businesses) in addition to residential homeowners
• Excellent listener with a consultative, value-first mindset — able to understand the real problem, educate homeowners and commercial clients without pressure, and equip them to make confident decisions that solve their needs
• Comfortable taking measurements and working outdoors as needed
• Valid driver’s license and clean driving record
• Very strong communication, organization, and follow-through skills
• Goal-driven, coachable, and consistent with follow-up to move estimates to a “yes”
This isn't a job for someone looking to clock in and clock out. It's an opportunity for a motivated sales professional to build a rewarding career with unlimited income potential while helping homeowners protect one of their biggest investments.
If you're competitive, hardworking, and ready to bet on yourself, we'd love to talk with you.
