POSITION OVERVIEW
Perlo Construction is seeking an experienced Commercial Construction Project Manager to lead projects from initial planning through final completion in Tualatin, Oregon. This position is responsible for planning, organizing, and supervising commercial construction projects while ensuring work is completed safely, efficiently, on schedule, and within budget.
The Project Manager serves as the primary liaison between clients, architects, subcontractors, vendors, suppliers, executive leadership, Project Engineers, and field teams. This leadership role combines financial oversight, contract administration, scheduling, estimating, risk management, and team leadership throughout the full construction lifecycle.
• Manage commercial construction projects from conception through final completion.
• Serve as the primary point of contact for clients and construction professionals throughout each project.
• Read and interpret blueprints, structural drawings, specifications, and complete plan sets.
• Maintain expert knowledge of construction materials, terminology, equipment, and field operations.
• Develop, monitor, and update project budgets.
• Estimate construction management and self-perform work activities.
• Develop, maintain, and update project schedules.
• Review proposals and negotiate with vendors, suppliers, and subcontractors.
• Prepare project proposals, clarifications, alternates, and value engineering recommendations.
• Assist Senior Project Managers and Executive Leadership with owner contract negotiations.
• Review and process subcontracts, subcontractor change orders, RFIs, submittals, owner change orders, and change proposals.
• Prepare project meeting minutes and conduct onsite project meetings.
• Coordinate with architects, subcontractors, and construction teams to ensure project feasibility.
• Identify project risks and implement solutions that minimize delays, safety concerns, and operational impacts.
• Prepare client billings, approve vendor invoices, and submit project cost projections.
• Support quality control activities and project punch-list completion.
• Participate in business development and marketing initiatives as needed.
• Directly supervise Project Engineers and provide leadership, coaching, performance management, hiring, and employee development.
• Promote teamwork, accountability, professionalism, and collaboration across project teams.
COMPENSATION
• $90,000-$150,000 annual salary

• Full-time position
• Onsite in Tualatin, Oregon
• Regular, punctual, and predictable attendance required
• Combination of office responsibilities and active construction site participation

• 3 to 5 years of related construction experience, training, or an equivalent combination of education and experience REQUIRED
• Demonstrated experience managing commercial construction projects from conception through completion REQUIRED
• Experience managing construction project budgets and financial performance REQUIRED
• Experience creating, maintaining, and updating construction project schedules REQUIRED
• Experience estimating construction management and self-perform work REQUIRED
• Ability to read and interpret blueprints, structural drawings, specifications, and complete construction plan sets REQUIRED
• Strong knowledge of construction materials, equipment, terminology, and field operations REQUIRED
• Experience negotiating with vendors, suppliers, and subcontractors REQUIRED
• Experience managing owner contracts, subcontracts, RFIs, submittals, change proposals, and change orders REQUIRED
• Experience preparing client billings, reviewing payments, and submitting project cost projections REQUIRED
• Experience supporting quality control and punch-list completion REQUIRED
• Ability to identify project risks and respond appropriately to changing project conditions REQUIRED
• Previous leadership experience supervising Project Engineers or construction personnel REQUIRED
• Strong verbal and written communication, presentation, negotiation, and interpersonal skills REQUIRED
• Ability to multitask, prioritize work, solve problems, and make timely decisions independently REQUIRED
• Ability to adapt to changing priorities, project delays, and unexpected situations REQUIRED
• Proficiency with Microsoft Outlook, Word, Excel, Microsoft Project, and Bluebeam REQUIRED
• Ability to regularly sit, stand, walk, climb stairs, and navigate active construction environments REQUIRED
• Ability to occasionally climb, balance, stoop, kneel, crouch, crawl, reach, and lift up to 25 pounds REQUIRED
• Ability to perform frequent computer work requiring close visual attention REQUIRED
• Viewpoint construction software experience preferred
• AIA construction software experience preferred
