The Opportunity
The Commercial Property Manager will primarily oversee the day-to-day operations of the Retail component and hold accountability for the overall performance of Atlantic Station-a premier 590,000 square-foot mixed-use destination in the heart of Midtown Atlanta, GA, drawing 4.5 million annual visits. Working under the direction of the General Manager, this role drives operational excellence, financial accuracy, and strategic stakeholder relationships to maximize asset performance and elevate the tenant and guest experience.

  • Reports To: General Manager - Atlantic Station

What You'll Do
1. Operations & Property Management
  • First-Class Standards: Inspect the interior/exterior of the property daily, perform dedicated site visits with tenants, and proactively resolve any noted operational deficiencies.
  • KPI Delivery: Assist in the implementation, execution, and ongoing deliverance of all property Key Performance Indicators (KPIs).
  • Safety & Readiness: Partner with the Operations Manager and General Manager to implement and continuously manage emergency and fire/life safety policies.
  • Leasing & Marketing Support: Work alongside the Operations Manager and Marketing Director to ensure vacant spaces are presentable for outside brokers and prospective tenants, and assist in creating presentations for prospective accounts.

2. Financial Management & Lease Administration
  • Budgeting & Expense Control: Collaborate with Corporate, the GM, and the VP of Asset Management to prepare annual operating budgets and forecasts. Authorize expenditures and review monthly profit and loss statements.
  • Variance & Rent Roll Review: Review and submit monthly variance reports (including financial statements, delinquencies, and move-in/outs). Conduct monthly reviews of the rent roll to ensure all rental increases are accurately reflected.
  • Reconciliations & Collections: Coordinate with the management team and accounting to ensure proper CAM, Tax, and Insurance reconciliations are submittedon time. Assist with the collection of monthly receivables and execute immediate plans of action for accounts delinquent over one month.
  • Lease Compliance: Maintain a deep working knowledge of lease agreements, tracking critical lease dates, rent escalations, and tenant obligations.

3. Strategic Relationships & Marketing
  • Community Engagement: Build and maintain relationships with tenants, vendors, key community members, city departments, and market competitors. Network locally to drive business and awareness to the property.
  • Marketing Strategy: Assist in preparing quarterly and annual marketing strategies. Partner with the Marketing Director and leadership to host events and capitalize on community promotion opportunities.
  • Market Intelligence: Research and synthesize market changes (demographics, economic conditions, competition) to help adapt strategic marketing and operational approaches.

4. Third-Party Providers & Compliance
  • Vendor & Association Oversight: Assist the General Manager in managing third-party vendor contracts to ensure total compliance. Support the Master and District Owners Association manager with assigned compliance tasks.
  • RFPs & Risk Management: Assist with assigned Requests for Proposals (RFPs). Ensure property records, permits, and inspection documents meet all federal, state, and local regulations while leading incident investigations when necessary.

Requirements
What You Bring to the Table
Experience & Education
  • Proven Tenure: 5-7 years or more of commercial property management experience specifically within mixed-use, retail, and office environments. Experience with large-scale developments or institutional ownership is preferred.
  • Academic Background: BS/BA degree or equivalent professional experience is required.
  • Certifications: CRRP or CSM designations are highly desirable.

Technical & Analytical Skills
  • Financial & Data Acumen: Strong knowledge of commercial lease administration, budgeting, financial reporting, and CAM/Tax/Insurance reconciliations. Must be data-oriented with a proven ability to interpret data to drive business decisions.
  • Software Proficiency: Advanced capabilities in Microsoft Excel and overall proficiency in MS Office; direct experience with Yardi is highly preferred.
  • Project Management: Knowledge of tenant improvement project management, with a demonstrated ability to manage multiple projects and cross-functional initiatives under tight pressure.

  • Autonomy & Urgency: A critical thinker and self-starter who adapts well to change, manages aggressive deadlines, and continuously looks to implement process improvements.
  • Physical Stamina: Ability to walk properties, conduct active physical inspections, and access various areas of commercial buildings. Ability to occasionally lift up to 25 pounds.
  • Availability: Must be available for occasional after-hours emergencies, critical tenant issues, and special event activations.
