Job description

Project Manager

We’re hiring a Project Manager with experience in high-end residential or commercial millwork to lead complex, high-value projects from contract award through final installation and closeout. This role requires strong leadership, deep technical knowledge of millwork fabrication and installation, and the ability to manage expectations across clients, designers, subcontractors, and internal teams.

You will be expected to strategically guide design teams through design intent confirmation and submittals in a way that is collaborative and smooth, close projects out accurately, and report on project health during Portfolio Reviews to support portfolio-level clarity and decision-making.

We’re looking for a long-term fit who operates with disciplined execution, clear communication, and strong follow-through. Our interview process is thorough, and we appreciate your patience as we ensure a strong fit for both sides.

WHAT YOU’LL OWN

Project Leadership + Client Management

  • Lead multiple high-end residential millwork projects simultaneously, from kickoff through completion
  • Serve as the primary point of contact for residential general contractors, architects, interior designers, and homeowners
  • Maintain a responsive, diplomatic, solutions-oriented presence with customers and vendors
  • Run project meetings, set clear next actions, and keep stakeholders aligned

Design Intent + Submittals

  • Strategically guide the design team through a design intent confirmation and submittal process that feels collaborative and smooth, while protecting fabrication realities, field conditions, and schedule
  • Review and manage architectural drawings, shop drawings, finish schedules, and specifications
  • Manage RFIs, submittals, approvals, and documentation control from start through closeout
  • Track site conditions and decisions to protect fabrication accuracy and installation outcomes

Schedule + Cross-Team Coordination

  • Build and maintain project schedules that reflect real engineering, production, procurement, and field constraints
  • Coordinate closely with engineering, production, purchasing, and installation teams to keep work flowing cleanly from drawings to fabrication to field
  • Plan and confirm site readiness, access, sequencing, and logistics with GCs and trades
  • Conduct job site visits and subcontractor/vendor visits to verify conditions and resolve issues early

Budget + Change Order Management

  • Own project budgets, cost tracking, and cost-at-completion forecasting through closeout
  • Lead change order strategy and execution: scope definition, pricing inputs, approvals, and documentation
  • Act as the primary decision maker around change orders, subcontractor scopes, PO approvals, and budget issues
  • Support month-end close with accurate cost-to-complete assessments and risk flags, with the goal of meeting the project budget at closeout

Closeout + Portfolio Reporting

  • Drive punch lists, final completion, and clean closeout deliverables
  • Ensure projects are accurately closed out (scope complete, documentation complete, budget aligned, and handoff requirements met)
  • Maintain clear visibility into project health and forward-looking risk
  • Present concise, accurate updates during Portfolio Reviews (schedule, budget, risk, change exposure, and next actions)

Risk + Issue Resolution

  • Proactively identify risks and resolve issues tied to design intent, fabrication constraints, scheduling, logistics, or field conditions
  • Escalate and solve problems early with the right balance of urgency, diplomacy, and accountability

WHAT IT TAKES

  • 5+ years of experience in residential millwork or architectural woodworking project management (high-end custom preferred)
  • Proven ability to manage high-end, custom residential projects end-to-end: award → submittals → fabrication → installation → closeout
  • Strong understanding of millwork materials, finishes, fabrication methods, and installation practices
  • Expert ability to read and interpret architectural, interior design, and shop drawings, finish schedules, and specifications
  • Proficiency with project management and scheduling tools (Excel required; Innergy a plus)
  • Excellent client-facing communication and leadership skills, including the ability to be responsive and diplomatic with customers and vendors
  • Ability to strategically lead a design intent confirmation and submittal process that is collaborative, clear, and efficient
  • Strong closeout discipline: ability to close projects accurately with clean documentation and aligned financials
  • Comfortable reporting to leadership: ability to communicate project health clearly and directly during Portfolio Reviews
  • Highly organized, detail-oriented, and comfortable managing multiple fast-track projects simultaneously
  • Comfortable conducting job site visits and coordinating field conditions with GCs, trades, and subcontractors

WHAT WE OFFER

  • Competitive Base Pay (DOE)
  • Performance Pay (Variable compensation pinned to business results)
  • Benefits Package – Medical, Dental, Vision, Life, 401(k), paid holidays, sick time, vacation
  • Schedule – Full Time, Exempt
  • Location – Los Angeles (Partially Remote; must live within commuting distance)
  • Start Date – Immediate

HOW YOU’LL GROW

This role is designed to grow with the company. As MBD evolves, you’ll have the opportunity to strengthen project systems, refine how we manage schedules and cost, mentor future PMs, and help build the next phase of disciplined delivery.
