Reports To: Vice President or Associate Director Primary Function: Responsible for maintaining both the physical and fiscal aspects of a property or a portfolio of commercial properties (i.e. retail, office, industrial, office-medical, etc.) with an emphasis on maximizing the value of the property in accordance with each client's mission, goals, and objectives. Education/ Experience: A bachelor's degree from accredited college or university is preferred. A minimum of five years related experience in commercial property management. Industry accreditations are a plus. Qualifications: Capable of leading special projects/assignments Competency with industry computer skills and software: such as Microsoft Office, MRI,Yardi, Prism, Nexus, Versa-pay, etc. Proficient in Accrual accountingAbility to understand and execute expense reconciliationsAbility to understand and interpret commercial lease language Skilled in variance reporting and incident reporting Responsibilities:The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position in accordance with company standards and property management agreements: Maintains and preserves the physical asset:Procures, coordinate, manages, and supervises employees and contractors necessary for the maintenance operations of the propertiesConducts formal site inspections on properties interior and exterior and report on sameLeads the client on physical repairs and/or replacement recommendationsObserves and reports all risk management issuesAfter hours availability required in accordance with coverage and PTO/ time off policies  Financial reporting and control in collaboration with Accounting Dept:Monitors accounts receivable for assigned properties.
