Looking for Project Manager to Project Executive roles in Culpeper, VA, with a focus in Low Voltage projects from preconstruction through commissioning and turnover. Strong background in one or more of the following: Electrical Power Monitoring Systems (EPMS) SEL Protective Relays Fire Alarm Systems Telecommunications Infrastructure Structured Cabling and Fiber Optics Access Control and Security Systems CCTV and Monitoring Systems.

The Project Manager is a senior project management position responsible for overseeing projects from planning through completion and ensuring client satisfaction by delivering unparalleled service. Provides overall project management support to two to four concurrent projects of small to medium crew size or one to two concurrent projects of large crew size. This is a senior project management role with developed subject matter expertise and the capability to mentor and train other staff.

May train and provide direction to Project Assistant and/or Project Manager I in maintaining project-required tracking devices.

Plan and organize a project under the direction of a Senior PM or Division Manager.

Participates in the supervision and training of Project Assistants and/or Project Manager I.

Establish project objectives, policies, procedures, and performance standards within guidelines of corporate policies.

Negotiate the terms and supervise the preparation of all change orders on the project.

Liaison with primary client and A/E to facilitate construction activities.

Under the direction of Project Manager III and/or Sr. Project Manager, support construction activities with the onsite Foreman and Area Superintendent to ensure the project is being built on schedule and within budget.

Anticipate, prevent, and resolve potentially serious situations and implement corrective measures within company guidelines.

Represent the company in project meetings.

Direct the preparation of all change quotations for presentation to the prime client.

Negotiate all change quotations to a successful conclusion.

Prepare monthly costing reports under the supervision of a Senior PM or Division Manager.

Manage the financial aspects of contracts (progress billing, rental equipment, income/expenses) to protect the company’s interest, and maintain a good relationship with the client.

May assist with the development of new business opportunities.

Bachelor’s degree in Construction Management, Civil Engineering, Structural Engineering, or other related discipline preferred.

Minimum 5 years of experience in a electrical project management role.

Effective performance management.

Extensive knowledge of safety protocols and procedures.

Proficient in using a computer and Microsoft Office (Outlook,Word,Excel,etc.); Oracle.

Prioritize and manage multiple asks, changing priorities as necessary.

Work under pressure and adapt to changing requirements with a positive attitude.

Oral and written communication skills as required for the Self-motivated, proactive, and an effective team player Interact effectively and professionally with all levels of employees, both management and staff alike, vendors, clients, and others.

Due to the variety of work to be performed, the Sr. Project Manager may be working at a job site or in the office. General work environment – This position is performed primarily on active construction sites. Activity includes sitting for extended periods, standing, walking, typing, carrying, pushing, bending. Work is conducted primarily indoors with varying environmental conditions, such as fluorescent lighting and air conditioning.
