POSITION SUMMARY

Oversee the execution of projects from inception to closeout, ensure that projects are completed on time, within budget and to the satisfaction of the customer and manage procurement, production, customer relations and finances while conducting yourself in a manner consistent with the companys Core Ideology. Act in the companys best interest and in support of the organizations overall goals and objectives


DUTIES AND RESPONSIBILITIES

The principle duties and responsibilities of the Project Manager consist of, but are not limited to, the following:


Personnel

  • Train, supervise, and develop the Project Team, including Project Engineer, Project Superintendent, General Foreman and others. Perform this function under the direction of the Operations Manager/VP and in conjunction with the General Superintendent.


Project Inception and Procurement

  • With direction from Operations Manager/VP, interact with General Superintendent and designate Project Team.
  • Review contracts, plans and specifications, fully understand scope, terms and conditions, and project schedule. Develop master plan using Action Lists, schedules and jobcost to set goals and direction for the project.
  • Verify or retake-off estimates to prepare a working budget for the project based on value engineering, actual construction methods, actual quantities and estimated production rates specific to the project.
  • Obtain or verify pricing of materials, write and execute subcontracts, purchase agreements and purchase orders based on specific quantities, scope and schedule.
  • Generate and track requests for submittals, RFIs, etc., and ensure responses are received and processed completely.
  • Coordinate Kick-Off and/or Job Start meeting. Communicate project scope, goals and game plan to the Project Team.
  • Coordinate mobilization, trailer and utilities, file set-up.
  • Manage projects proactively with sense of urgency to be productive and move project forward. Never be in a reactionary mode.


Project Coordination and Execution

  • Obtain, verify, and modify, as required, the General Contractors schedule confirming durations and sequencing of project. Use the sequencing of the project for budgeting, confirming material orders, long lead procurement and manpower planning.
  • Prepare project schedule using an approved scheduling tool.
  • Prepare safety plan and implement safety program onsite with the Field Safety Manager and/or Site Safety Supervisor.
  • Attend all meetings for the project, document and communicate issues.
  • Keep Operations Manager/VP, General Superintendent and others informed of status, issues and action plans.
  • Prepare and maintain a weekly project status letter to the General Contractor informing them of potential upcoming issues/delays, as required.


Field Production

  • Oversee the General Foreman in the execution of the work and management of the labor force to ensure productivity, optimal crew size and optimal crew ratios.
  • Coordinate labor and other resources with the General Superintendent.
  • Procure required equipment and tools, coordinate with and support the Warehouse Manager in maintaining accountability for tools and equipment.
  • Ensure that material deliveries support the construction schedule.
  • Monitor materials, means and methods to achieve high productivity.
  • Maintain effectiveness and morale of field labor force by visible leadership.


Financial

  • Set-up job with Administration, review all contract provisions and identify any risks.
  • Prepare budget and submit to Operations Manager/VP for approval. Work with upper management to optimize cash flow for the project, project billings and expenses for the duration of the project.
  • Prepare and price EWAs and scope changes. Submit change orders to customers and follow-up through receipt of executed documents.
  • Analyze job cost reports weekly to ensure accuracy. Identify and correct problems in execution or reporting. Ensure that contract status, budget and percentage of completion are in alignment forecasting an accurate projected cost at completion.
  • Prepare the schedule of values, prepare requisitions for billing in coordination with Administration and Management.
  • Maximize gross profit margins, timely billings and collections.
  • Approve payment of supplier and subcontractor draws. Maintain monthly status of open purchase order commitments, including EWAs issued to subcontractors in the field, subcontracts, purchase agreements and equipment status.


Customer

  • Meet with customers, as required. Communicate and resolve issues.
  • Manage each customers project no matter the size with the highest level of respect for the customers requirements.
  • Maintain relationships with prior customers and prospects.
  • Promote client in the marketplace to customers, prospects, suppliers and prospective employees.


Other Duties

  • Attend seminars/educational training programs, as required.
  • Perform any other related or unrelated, unassigned, unspecified duty that may be needed from time to time.


ADDITIONAL RESPONSIBILITIES

  • Attend project meetings, as scheduled.
  • Conduct/attend Master Action list meetings, as scheduled.
  • Attend Operations Meeting, as scheduled.
  • Meet with customers and suppliers, as required.


POSITION REQUIREMENTS AND QUALIFICATIONS

Education

  • Degree in Engineering, Architecture or Construction Management or 4 years experience in the field achieving at least the level of Project Superintendent.


Experience

  • 1 year comparable project management experience; or 4 years experience in the construction industry at foreman level or higher. OSH PD exp. Required.


Skills

  • Proven leadership skills and financial ability.
  • Ability to communicate effectively with customers, vendors and employees.
  • Knowledge of construction materials, means and methods.
  • Must be able to read and interpret drawings and specs.
  • Understands critical path, logic, sequencing, and activity identification in simple schedules.


PHYSICAL REQUIREMENTS

Includes sitting, standing, reaching, walking and use of hands, arms, legs, and feet. Must be able to see and hear (with mechanical assistance if necessary) sufficient to understand and comprehend individual one-on-one conversations. Must be able to lift 50 pounds. Must be able to climb scaffolding to take pictures, review conditions, progress, etc.


MENTAL REQUIREMENTS

Must be able to read, write and speak English fluently. Must have basic mathematics skills and working knowledge of the internet, Word and Excel computer programs. Aptitude for learning new things. Must be able to work under time and budgetary pressures.


WORKING CONDITIONS

This person will work on various job sites with varying conditions. Travel will be required.
