Overview
Speed Bay Warehouse Solutions is a vertically integrated real estate investment and management platform focused on acquiring and operating shallow bay, multi-tenant light industrial assets in prime infill markets throughout the U.S. Sponsored by the founders of Black Creek Group-whose 30-year track record includes over $25 billion in real estate transactions-the firm is led by a seasoned executive team with extensive real estate industry experience and deep expertise investing in and managing multi-tenant light industrial properties. Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance.
About the Role
The Asset Manager will oversee a portfolio of commercial industrial real estate assets within their market, driving the financial and operational performance of each property. This role has a strong analytical focus, utilizing key financial metrics, advanced modeling, and business intelligence to maximize property value and investor returns. The position reports to the SVP of Asset Management and collaborates with internal teams in acquisitions, finance, property management, leasing, and construction, as well as with external partners including brokers, tenants, and vendors.
Key Responsibilities
  • Develop and execute asset-level business plans, including leasing strategies and capital projects, aligned with targeted financial outcomes.
  • Oversee budgeting, forecasting, variance analysis, and monthly/quarterly reporting to track portfolio performance.
  • Oversee capital expenditure planning and execution, including tenant improvements and building upgrades.
  • Conduct property site visits and regular performance reviews with property managers and local teams.
  • Apply advanced financial modeling and benchmarking to evaluate property results (NOI, return on investment, IRR, occupancy, expense ratios, cash flow, etc.) and identify avenues for improvement.
  • Drive execution of value-add initiatives, refinancing, and dispositions with clear financial justification and risk mitigation.
  • Collaborate with leasing and property management teams to optimize occupancy, rental income, and operational efficiency; support lease negotiations based on in-depth market analysis.
  • Monitor market trends, economic data, and submarket performance to inform forecasting, acquisition, and disposition decisions.
  • Ensure compliance with loan covenants, investor requirements, company standards, and industry best practices.
  • Prepare and present detailed analyses, dashboards, and reports for investment committee and stakeholder reviews.
  • Support due diligence and underwriting efforts by supplying operational insights, market intelligence, and business plan input.
  • Mentor team members on financial analysis, reporting standards, and the use of asset management technology platforms (e.g., Yardi, CoStar, Excel).

Required Qualifications
  • Bachelor's degree in Finance, Real Estate, Business, or a related field; advanced degree (MBA or Masters) preferred.
  • 6+ years of experience in asset management or financial analysis, preferably with multi-tenant industrial or commercial real estate portfolios.
  • Demonstrated expertise in financial modeling, budget management, variance analysis, and the application of performance metrics for asset optimization.
  • Strong proficiency in analytical tools: Excel (advanced), Yardi, and real estate management software.
  • Superior communication, reporting, and stakeholder management abilities.
  • Ability to analyze large data sets, synthesize complex findings, and make data-driven recommendations for portfolio strategy.
  • Strong organizational skills and the ability to manage multiple projects with tight deadlines.
  • Up to 40% regional travel required.

The annual full-time base salary range for this role is:
$135,000 - $175,000
Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. All full-time employees also are eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K, in each case in accordance with the terms of the applicable plans.
