Purpose of Position
The Airport Development Category Manager is responsible for ensuring the successful delivery of new real estate development contracts throughout NetJets' vast network of key locations and the ongoing project portfolio. This position will take responsibility for establishing sourcing and supply chain strategies for the procurement of Airport developments where it makes strategic sense for both the short and long term success of the organization.
The Airport Development Category Manager provides leadership on a wide array of complex real estate efforts while working closely with multiple business units, key stakeholders, the Corporate Real Estate team and executive leadership. The Category Manager, Airport Development's focus is on creating a pipeline of credible, executable complex real estate expansion strategies that allow NetJets Inc. to achieve complex growth plans and on-going business goals with no disruptions to the business. This includes working closely with the aircraft maintenance and operations teams to ensure the proper real estate supply chain is developed and contracted to support our growing fleet of aircraft across the global network. In addition, they will be held accountable for developing lasting strategic supplier relationships with both a wide variety of suppliers including but not limited to Design & Engineering firms, Construction Management firms, Owner Reps, Airports, jurisdictional or municipal authorities to allow NetJets Inc. to obtain competitive advantages in relation to dedicated space, exclusivity in key markets, safety, cost and quality, while strictly in line with NetJets' policies including Ethics and Business Compliance.
Tasks and Responsibilities
  • Develop sourcing and supply chain strategies associated with NetJets' airport development and real estate efforts. Finalize negotiations and lead procurement efforts for new construction, expansion, and renovation projects within the company's project pipeline of existing deals that has reached critical mass. This pipeline includes large complex on airport greenfield development initiatives that incorporate a variety of NetJets Inc. facility use cases (i.e. aircraft maintenance hangars, dedicated passenger terminals, office/shop space and aircraft aprons). It also includes retrofit projects for existing spaces under management and everything in between. Prepare and issue RFPs, RFQs, and manage competitive bidding processes across multiple geographies and project types.
  • Identify, prequalify, and onboard key suppliers including general contractors, subcontractors, and consultants for domestic and internal projects.
  • Contract Negotiation and Management: Negotiate, draft, and manage AIA-based construction agreements (A101, A201, etc.), as well as FIDIC or local international equivalents as needed. Work with legal, risk, and compliance teams to ensure alignment with internal controls and local construction law. Manage contract lifecycles including amendments, change orders, performance guarantees, insurance, and bonding requirements. Lead contract reviews, protecting owner's interests, ensuring accountability, and allocating responsibility to the contractor and other parties to minimize exposure of the Owner to potential project risks.
  • Cost Control & Risk Management: Support capital planning and budget control processes by evaluating bids, identifying cost-saving opportunities, and tracking project spend versus budget while partnering with internal teams including Design & Engineering, Construction Management, Legal, Risk, Finance, and Airport Operations. Analyze market pricing, labor trends, and regional risks across North America and international markets. Monitor contractor performance against milestones and KPIs; resolve disputes, claims, or contract non-compliance as needed. Maintain rigorous documentation of contracts, RFP's, procurement logs, and regulatory compliance for all construction engagements. Ensure consistency in contract administration across domestic and international projects, adhering to corporate governance standards.
