We are seeking an accomplished Americas Real Estate and Project Manager who is based in North America to lead the development, execution, and optimization of our real estate portfolio across the Americas. The role combines strategic portfolio planning, cross-border site selection and lease negotiations, and end-to-end management of capital and facilities projects. The ideal candidate will manage our third-party suppliers and partner with finance, legal, operations, facilities, development, and other partners to deliver on financial targets, operational efficiency, and ESG/compliance objectives while navigating multi-market regulatory environments.

Key responsibilities:

  • Real estate strategy and portfolio management
    • Provides strategic recommendations and implements real estate plans with an understanding of JCI's strategic real estate goals (occupancy planning, portfolio optimization, cost optimization, and growth targets).
    • Manages 3rd party transaction team / broker selection and other required resources, subject matter experts, business partners, etc.
    • Manages critical dates across the portfolio, proactively tracking and ensuring zero missed deliverables.
    • Effectively negotiates new leases and renewals to secure the most favorable terms for JCI
    • Leads project initiation and scope definition, prioritization of assignments, and adherence to Customer's-driven priorities, commitments, and milestones.
    • Analyzes market trends, submarket dynamics, and alternative real estate options; prepare business cases and scenarios for site selection and portfolio moves
    • Manages tenant improvements, landlord relationships, and lease administration to optimize total cost of occupancy.
  • Capital projects program management
    • Stakeholder and governance management: coordinates with owners, sponsors, design teams, construction managers, general contractors, subcontractors, vendors, regulators, and internal leadership; facilitate governance forums and provide clear, concise status updates.
    • Interface and integration management ensures constructability alignment, consistency of standards, BIM coordination, and alignment with commissioning and handover requirements across all sites.
    • Works closely with vendor team to monitor progress, resolve blockers, and keep the project on track to meet the target completion date.
    • Ensure safety, compliance with local codes, sustainability targets, and adherence to brand standards.
  • Financial management and governance
    • Prepares and maintains capital expenditure budgets, operating budgets, and rolling forecasts; track ROI, NPV, and IRR of projects.
    • Monitors cost center performance, variance analysis, and procurement strategies; implement cost controls and value engineering where applicable.
    • Owns real estate-related dashboards and reporting for regional leaders and global stakeholders.
  • Stakeholder management and cross-functional collaboration
    • Partners with Finance, Legal, Tax, Compliance, Facilities, and Operations to align real estate activities with corporate policies and regulatory requirements.
    • Maintains strong relationships with external brokers, developers, owners, architects, contractors, and facility managers.
    • Develops and grows relationship with internal business units and communicates project status, risks, and financial implications to senior leadership; facilitate decision-making.
  • Risk, compliance, and ESG
    • Ensure adherence to local laws, zoning, building codes, tax considerations, and contract law across markets.
    • Support ESG goals (energy efficiency, green building certifications, responsible sourcing) and supply chain risk management.
    • Implement and monitor risk mitigation strategies for cross-border transactions and multi-market operations.
  • People, process, and continuous improvement
    • Collaborates on project governance processes, standards, and playbooks for real estate and capital projects; promote best practices and process improvements.
    • Mentors and develops junior team members or cross-functional colleagues as needed.
    • Stays current on industry trends, regulatory changes, and technology tools relevant to real estate and project management.

Qualifications:

  • Required
    • Bachelor's degree and 8+ years of experience in real estate transaction management, development, or project management, with demonstrated exposure to multiple markets in the Americas.
    • Proven track record in site selection, leasing and acquisitions, and end-to-end project management of capital improvements.
    • Strong financial acumen: budgeting, financial modeling, ROI analysis, and reporting.
    • Excellent negotiation, vendor management, and relationship-building skills.
    • Proficiency with real estate and project management software (e.g., Yardi, MRI, SAP RE, Procore, MS Project/Primavera, Smartsheet, or equivalent) and advanced Excel skills.
    • Ability to work across time zones, with a willingness to travel regionally (approximately 25% travel).
  • Preferred
    • Bachelor's degree in real estate, Finance, Construction Management, Architecture, or a related field.
    • MBA or advanced degree; additional real estate or project management certifications (e.g., PMP, LEED AP, CCIM) highly desirable.
    • Fluency in English; Spanish and/or Portuguese language skills are a strong plus.
