Job Summary
The Senior Business Analyst supports the Real Estate Facilities & Maintenance (REFM) organization by turning complex operational and facilities data into clear, actionable insights for business and executive leaders.
This role is not a dashboard builder, but a strategic analytics and communication partner. The Senior Business Analyst understands how dashboards and data are built, interprets results, identifies trends and risks, and translates insights into compelling stories that influence decisions across departments.
The role requires a self-starter who detects nuances easily, anticipates leadership questions, and is comfortable presenting findings to senior leaders. Success in this role comes from strong judgment, executive-ready communication, and the ability to work independently in a fast-moving, cross-functional environment.
The Senior Business Analyst reports to the Manager of Real Estate Strategy & Reporting and plays a visible role in how facilities performance and investment decisions are understood across the organization.
Key Responsibilities
Analytics & Insight Generation
  • Analyze operational, facilities, environmental, and performance data to surface trends, risks, and opportunities.
  • Identify anomalies, performance gaps, and emerging issues before they escalate.
  • Perform ad hoc analysis to support facilities operations and investment decisions, including OpEx and CapEx spend.
  • Translate analytical findings into clear insights and practical recommendations.

Business Partnership & Communication
  • Serve as a trusted partner to REFM, Business Units, and cross-functional teams.
  • Communicate insights clearly to varied audiences, adjusting depth and framing as needed.
  • Act as a bridge between business teams and Data & Analytics, ensuring insights align with operational realities.
  • Reinforce metric definitions and promote consistent interpretation of data across teams.

Leadership & Executive Reporting
  • Prepare executive-ready presentations and summaries for department and senior leadership.
  • Anticipate leadership questions and support discussions with structured analysis.
  • Support time-sensitive requests and executive Q&A with confidence and accuracy.
  • Ensure data is accurate, well-framed, and clearly tied to business outcomes.

Processes, Tools & Continuous Improvement
  • Own and support the effective use of existing dashboards and reports.
  • Identify opportunities to improve clarity, usability, and relevance of reporting tools.
  • Develop light documentation, job aids, and best practices to support adoption and consistent use.
  • Recommend improvements that enhance insight delivery and decision-making.

Required Qualifications
  • Bachelor's degree required (business, analytics, finance, real estate, or related field preferred).
  • 5+ years of experience in analytics, business analysis, real estate strategy, finance, or a related role.
  • Strong analytical skills with the ability to distill complex data into clear conclusions.
  • Excellent communication and storytelling skills, including executive-level presentations.
  • Working knowledge of Power BI (interpretation and insight generation; not dashboard development).
  • Strong PowerPoint and Excel skills.
  • Highly organized, able to manage priorities independently, and comfortable working across teams.

Preferred Qualifications
  • Experience supporting real estate, facilities, or retail operations.
  • Experience working with large, multi-location organizations.
  • Advanced Excel skills (pivot tables, lookups).
  • Experience with tools such as Power BI, Alteryx, Smartsheet, GIS tools, Google Earth, or SharePoint.
  • Exposure to retail site strategy or trade area analysis.
