Description
The Maintenance Supervisor oversees and directly participates in the day-to-day maintenance operations of the Council Bluffs campus and its centers. Under the direction of the Director of Facilities, this working supervisor ensures that all buildings, grounds, and infrastructure remain safe, fully operational, and compliant with all safety and building codes.
Job Duties
  • Team Leadership: Supervise, schedule, train, and evaluate a team of maintenance staff
  • Operations: Manage daily work orders and assign tasks based on priority. Coordinate setups/takedowns for Kanesville arena and other events on and off campus
  • Facility Care: Maintain buildings, roofs, grounds, roads, sidewalks, and parking lots
  • System Oversight: Oversee lock and key systems and bus transportation/scheduling. Oversee and assist with snow removal operations as needed to maintain campus safety. Oversee and assist with locates.
  • Preventative Maintenance: Create, implement, and manage a structured preventative maintenance program
  • Compliance: Ensure strict adherence to OSHA, environmental, and building safety codes
  • Vendor Management: Coordinate work with outside contractors, vendors and various campus departments
  • Student Housing: Address housing facility concerns and manage room inspections and turns during summer breaks
  • Availability: Must be available 24/7 for emergency callouts, including nights, weekends, and holidays, to respond to campus emergencies and severe weather events
  • Makes decisions in matters of significance
  • Other duties as assigned

Qualifications
  • Minimum of five years related work experience in a skilled trade or facilities department operation or maintenance.
  • Supervisor/Management experience is required
  • Must have knowledge of general operation of a Facilities department
  • Associate's degree in related field preferred
  • Ability to understand and follow specific instructions and procedures
  • Ability to present information both verbally and in writing in a professional manner
  • Understand written instruction and complete appropriate documentation as needed
  • Ability to use hand and power tools applicable to trade on a regular basis
  • Ability to read, understand, follow, and enforce safety procedures, including Lockout/Tag out
  • Ensures compliance of all local, state, and federal regulations and licensing with regards to the Maintenance Department
  • Ability to create maintenance schedules
  • Knowledge of one or more building trades preferred
  • Wear/use PPE at all times when needed
  • Skill in the use of computers, preferably in a PC, Windows-based operating environment
  • Work in a cooperative manner with management, co-workers, internal/external customers and vendors
  • Ability to pass a background check, have a valid U.S driver's license and a good driving record
  • Ability to pass a drug screen & pre-employment physical if applicable

Physical Demands
  • The employee frequently is required to stand for extended periods of time and use hands to operate computer keyboard, telephone and basic office equipment
  • Ability to lift up to 50lbs
  • While performing the duties of this job, the employee is regularly required to communicate with internal and external customers, listen to and respond accurate information and directions. (hear), and observe, assess, identify, detect
  • Ability to drive company owned or personal vehicle and operate lifts and machinery
  • Must be able to move objects, and use abdominal and lower back muscles to provide support over time without fatigue
  • Constant movement and use of limbs; this position requires good manual dexterity, coordination and stamina
  • Work involves exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises
  • Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions
  • Work is frequently done in outdoor weather conditions; rain, snow, sun, wind and other forms of weather
