Job description

WC Smith has an exciting opportunity for an experienced Property Manager to oversee the day-to-day operations of Fairway Park and JETU Apartments. This role is responsible for managing the propertyโ€™s overall performance while leading and supporting the on-site team to ensure strong financial results, compliance, resident satisfaction, and operational excellence. The Property Manager will provide hands-on leadership, oversee property financials and budgets, manage DC Landlord and Tenant matters, and ensure the community is operating in accordance with company policies, Tax Credit requirements, Rent Control guidelines, and applicable DC regulations.

THE PROPERTY MANAGER WILL:

โ€ข Provides a high level of customer service and cultivates strong relationships with residents.
โ€ข Manages the overall financial performance of the property, including budgets, expenses, income, delinquency, and resident ledgers.
โ€ข Leads, supports, and holds accountable the office and maintenance teams.
โ€ข Quickly and effectively resolves resident concerns and escalated issues.
โ€ข Builds, develops, and manages a strong on-site team by setting expectations, providing support, addressing performance concerns, and promoting accountability
โ€ข Works with vendors and contractors as needed and verifies billing details.
โ€ข Ensures compliance with Federal Fair Housing laws, local regulations, Rent Control requirements, company policies, and Tax Credit requirements.
โ€ข Manages DC Landlord and Tenant matters, including notices, delinquency follow-up, and court-related processes.
โ€ข Determines LIHTC eligibility of applicants and ensures certifications and recertifications are completed in accordance with program guidelines.
โ€ข Maintains LIHTC files in accordance with program requirements.
โ€ข Trains and supports site staff to ensure continued compliance with LIHTC and property requirements.
โ€ข Reviews property reports and communicates updates, concerns, and recommendations to leadership.
โ€ข Partners with Asset Manager to review property performance, budgets, financials, capital needs, and operational priorities.
โ€ข Assists with other initiatives as needed.

A LEADING APPLICANT HAS:
โ€ข Minimum 5โ€“6 years of experience working as a Property Manager.
โ€ข Recent experience managing residential properties in Washington, DC required.
โ€ข Recent DC Landlord and Tenant experience required.
โ€ข Prior experience managing a Tax Credit/LIHTC property required.
โ€ข Strong knowledge of Rent Control requirements required.
โ€ข Experience managing property financials, budgets, expenses, and delinquency required.
โ€ข Prior experience managing a large property required.
โ€ข Experience managing a team of at least 8 employees required.
โ€ข Tax Credit recertification experience required.
โ€ข Strong financial skills, with general accounting knowledge.
โ€ข High level of customer service approach.
โ€ข Strong leadership, communication, problem-solving, and analytical skills.
โ€ข Excellent organizational skills and ability to manage competing priorities.
โ€ข Understanding of Federal Fair Housing laws, as well as local DC regulations.
โ€ข Yardi experience required, One site is a plus.
โ€ข Advanced Microsoft Office skills such as Outlook, PowerPoint, Excel, and Word.
โ€ข Professional demeanor and presentation.
