Summary
DivcoWest is seeking an experienced Property Manager to support our property management operations across its Washington, D.C. market portfolio. This role will be based out of our Virginia office, with regular onsite responsibilities at assigned assets, including our Rosslyn, Virginia office.
The Property Manager will work closely with the Senior Property Manager and Tenant Services Coordinator to support day-to-day property operations, maintain strong tenant relationships, coordinate building services and maintenance, assist with financial reporting and budgeting, and help ensure compliance with applicable legal requirements and internal policies.
The ideal candidate is motivated, detail-oriented, service-oriented, and comfortable working in a fast-paced, collaborative environment. This individual should enjoy working closely with internal teams, tenants, vendors, brokers, and other stakeholders, and be able to communicate professionally with people at various levels inside and outside the organization.
This role requires 5 days in office at our Virginia property management office or at one of the assigned assets. This position is not eligible for immigration support or sponsorship now or in the future.
Responsibilities
  • Supervises a Tenant Services Coordinator in managing the daily operations of the property.
  • Oversees day-to-day building operations, including security, janitorial, parking, maintenance, repairs, and other property services.
  • Oversees management of the building work order system, including tenant and vendor interface.
  • Oversees building access, including key management, access card system management, and related procedures.
  • Manages property amenities, including conference room spaces, gyms, and other tenant-facing amenities.
  • Oversees and maintains an innovative tenant relations program that promotes favorable landlord/tenant relationships.
  • Monitors rent collection and oversee delinquency follow-up.
  • Oversees lease administration to ensure accurate records, including preparation of lease abstracts for new tenant files and review of the monthly rent roll for accuracy.
  • Responsible for vendor contract management, including negotiation, preparation, competitive bidding, and oversight of vendor service contracts.
  • Conducts regular property inspections and solicits bids for work, as necessary.
  • Reviews and approves invoices to ensure proper expenditure control and alignment with the annual budget.
  • Works with Lease Administration to review, correct as necessary, and approve operating expense estimates and reconciliations.
  • Reviews monthly financial statements, monthly operating reports, budget variances, and other financial matters associated with the property.
  • Creates annual operating budgets and works with engineering to identify capital projects.
  • Manages construction of capital projects, tenant improvements, and other building-related work.
  • Manages the Emergency Response Plan.
  • Implements and oversee ESG initiatives at the property.
  • Supports the leasing program by facilitating tours and fostering positive relationships with brokers.
  • Works with the leasing and marketing departments to promote properties as needed.

Qualifications
  • Bachelor's degree preferred.
  • 5-8 years of experience in commercial real estate property management required.
  • Experience with Microsoft Office, MRI, Building Engines/Prism, Nexus, or similar systems preferred.
  • Knowledge of general accounting, budgeting, lease administration, and building/property operations.
  • Excellent leadership, communication, and customer service skills, with the ability to maintain a positive attitude and work both independently and as part of a team.
  • Ability to work effectively under pressure, prioritize competing demands, and manage time and workload to meet property and client needs.
  • Desire to work within a diverse, collaborative, and professional environment.

Physical Demands
While performing the duties of this job, the employee is regularly required to communicate with others; operate a computer and other office productivity machinery; move throughout office and property environments; remain in a stationary position for extended periods; and use hands and arms to reach, handle and operate office equipment or property-related materials. Occasionally the employee is required to lift objects that weigh up to 50 pounds, safely maneuver active construction zones, climb up and down ladders, and walk up and down multiple flights of stairs.
